On February 26, 200 1, a Use Process I approval was granted for the "North Shore Drive-Thru'
Espresso" stand at this site.
The Code requires 136 parking spaces for the project. The original approved plan provided 158 parking
spaces. The espresso stand displaced 14 stalls, leaving 144 parking stalls for the existing and proposed
buildings; this would meet the requirement of one stall per 300 square feet of gross floor area.
Therefore, in regard to parking supply, the approval of the espresso stand does not impact the Use
F11'rocess III approval and your current modification request.
The Technical Inforination Report (TIR) and Transportation Impact Analysis (TIA) that were approved are
still valid for the Use Process III modification, since you are simply proposing fagade changes. However,
you may wish to check with Public Works Department staff about their subsequent review and the collection

Process III modification, we will need the following items to determine if the modification should be
approved. (The number of required copies is in parentheses.)
(1) Resubmittal Form
a (2) Statement of the new architectural design intent, finish materials, and colors.
0 (1) A color board that shows the finish materials.
0 (2) Color renderings (either elevations, perspective, or three-dimensional drawing that shows the
colors).
0 (8) Bound sets of drawings, to include a site plan, floor plans, and building elevations. Fold the plans to
8 V2by 11 inches. The maximum plan sheet size shall be 24 x 36 inches (but may be smaller).
0 Since the project has a value of more than $75,000 the architectural plans must be prepared by a
certified
ert ied architect or engineer.
0 Color site photographs from each compass point. (8Y2by 11 inch paper is acceptable.)
it is not necessary to submit mailing labels and such for public notice since we are using the modification
process. Also, for this Process III review it is not necessary to submit all of the technical sheets that would
be required for building pen -nit, such as structural diagrams. Those will be required as part of the subsequent
building permit. It is highly recommended that you get your Use Process Modification Approval prior to
submitting the plans for a building permit.

The permit was approved in 6/02 for the remodel of the exterior front signage fayade of
the existing retail building and the construction of a new 11,776 sq. ft retail building.
l'his modification request is to update the look of the merchant signage areas over the
