Your request relates to the proposed construction of an 840 sq. ft.two-story accessory building for records and equipment storage. There is an existing 672 sq. ft. office trailer on site, permitted in 2014. The parcel is zoned Commercial Enterprise(CE)and the principal use is a tow-lot permitted in the CE zone. Accordingly, FWRC 19.265.010(3) - `Accessory building size limits', reads: "Both the total gross floor area and footprint of an accessory building must be less than the total gross floor area and footprint of the principal building on the subject property, respectively. " In reviewing your request, we have determined that the proposed storage building is not an accessory building or use to the tow-lot use. Rather it is an integrated element of the use,and thus allowed at the size proposed. We trust the above information is helpful to you in determining your development plans. A building permit and Use Process [ (Director's Decision)approval shall be required to proceed(applications enclosed). Pursuant to Use Zone Chart- FWRC 19.240.050, all bulk zoning requirements apply to this proposal.
