One Stop Towing Trailer Question, 1220 S 343rd St,Federal Way
Dear Mr. Burt:
The Community Development Department has received your inquiry regarding the placement of a
recreational vehicle trailer on the above-referenced property. Your inquiry states that you would like the
trailer to have the appearance of a residence on the property in order to prevent nefarious activities that
have allegedly occurred in the area during nighttime hours.The department is unable to support your
request due to the following Zoning and Development Code analysis.
The current use of the subject property is a tow lot and its zoning designation is Commercial Enterprise
(CE). Pursuant to Federal Way Revised Code Use Zone Chart 19.240.050,towing lots,vehicle and
equipment storage, and self-service storage facilities are permitted uses within the CE zone.The Use
Zone Chart also identifies self-service storage facilities as the only use within the chart that allows an
accessory living facility. While you have stated in your inquiry that you would not live in the trailer,the
department cannot issue written approval to allow the appearance of an unpermitted use within the CE
zone.
Staff recommends alternative methods to provide passive surveillance in order to deter criminal activity.
Lighting in and around the existing onsite office, removing any structured barriers that are conducive to
hiding, and notifying the Federal Way Police Department are some suggestions to discourage illegal
activities. Additionally,a new office structure can be permitted to serve as a night watch station so long as
it does not contain living facilities typically associated with a dwelling.

Thank you very much for taking a few minutes with me yesterday.
As we discussed this is for the parcel#2021049172 existing permit#14105890.Since we have moved in the passed year we
have had some suspicious activities in the surrounding area of the address 1220 S 343rd St Federal Way,WA 98003.
Currently I have been storing my personal travel trailer on the property,since the travel trailer has been on the property I
have noticed a decrease in suspicious activity however it is only a matter of time before someone figures out that its only
there being stored.So I currently work the night shift at 1 Stop Services Towing&Recovery and I would like to be able to set
up the trailer as it appears that someone os living on the property and where I can main the camera's that are currently
watching the property and call the police to help control the drug and prostitution transactions.
I currently would not be permanently live in the trailer only because I own a home about 10 miles away from the property.
I have attached a copy of the county assessors report on the property that I own in auburn.
