The original approval incorporated the generators inside the community center building. Due to the large size of the generators, they no longer fit inside the building; additionally, Puget Sound Energy requires the generators to be located outside. The project was granted Process III Site Plan approval on June 24, 2013. The Community Development Department hereby approves your request to install three generators as shown on the approved site plan. This alteration approval is based on the following: 1. The generators will be enclosed by a block retaining wall just under four feet with a movable screen fence. Due to the existing sloped site, the proposed top of wall will be at grade along the north side. The generators will be fully screened by the enclosure and landscaping to the north, east, and west. A 5-foot modified Type III landscape buffer will remain along the north property line. Large shrubs and groundcover is proposed between the property line and generator enclosure. Trees are proposed along the east and west sides of the enclosure. The adjacent building to the north is located on the property line and does not have windows or openings that face the generators. The proposed landscaping along the north property will be a sufficient screen for the enclosure and will not adversely impact the adjacent property. 3. The alteration request does not modify access or parking for the property; modify landscape buffers; or otherwise impact the adjacent property or views from the right-of-way. For these reasons there will need to be a modification to the Process III approved site plan. The generators will now be located behind the surface parking that is to the north of the Community Building. The pad that they sit on will be level with the parking area with a low retaining wall to hold back the slope in this area. I will need to review landscaping details as part of the submittal. The revised plan/cut sheets will need to be resubmitted for building review (2 copies for the building permit) as well as a written request to modify the approved Process III site plan (4 sets of revised plans will be required for the modification request.) There is now a fee associated with site plan modifications; $82 will be required when submitting the UPIII site plan modification request. Please let me know if you have any questions. The will be in an enclosure that is cut into the hill on the north side of the property — directly behind the community building. There will be and enclosure on all four sides and landscaping around the north, east & west sides of the enclosure. The south side will have cars parked in front of it — with enough clearance to still have the required area for maintaining the equipment. Please see the cut sheets attached for what the unit will look like — behind the enclosure. It will not be visible from the street or the adjacent building — as that building is built right up to the property line and has no windows or openings on the backside.
