This letter is a narrative description to the storage containers placed within the subject
site.
A site visit was made and this letter presents the following: Site description, business

The site a commercial plaza located directly off h east side of Pacific Highv,4ay South
north its intersection with S304h St, in The City of Federal W, WA. The site.,is almost a

and about 190'feet deep. Pacific Highway south is the only access to the site. From the
north, South and east sides the property is bordered with neighboring sites. The only
structure on site is about 50'x220'with an extension about 20'x8O' in the left portion of
the building. Parking is available at both the front and the rear of the building. Chain link
that fliere, are six businesses that occupy the building and they vary from smAl to medium

The most left side of the building is Quality Furniture. This may be considered medium to
large ftu-niture retail store. It appears that Quality Furniture occupies about 5500 sq.ft of
the building which represents about 40% of the total area. Multiple visits were made to
the store area to complete the site plans, elevations and this report, during which it was
found that a one full time employee is on site covering the store.

Storage Containers

As stated in the previous section, six storage containers were placed in the site rear area
across from Quality Furniture location. This is the most left rear (north-east) comer of the
site. Each container is about 8'x40'feet in dimension and the six containers were placed
in two equal three -storage side by side sets. Therefore, each set is 24'feet wide and
40'feet long and they are 22'feet apart. Also the storages are about 28'feet from the rear
of the building, which allowed for additional three parking places at the rear of the
building. In addition there are eight parking in the front. In total there are 11 (eleven
parking spaces available for this business.
The rear and left sides of the parcel are bordered with chain link fences, and the storage
containers are situated about one foot from the fence.
b)
As stated, the rear, left and right sides are neighboring properties. Both the north and
south are large parcels about 120'wide along Pacific Highway south. The north appears to
be vacant that is used for power grid purposes. The south has a commercial building that
WA,s situated very close to the street and is separated from the subject site with an unpaved
easement that connecu Pacifi c Hwy to 18"' Ave S. The neighbor rear is an apartment
building site. Along the containers area from the rear and the left sides are dense lines of
mature, healthy and tear long green trees. From both the north and east lots, the containers
are invisible and cannot be seen. Please see the attached pictures.

The containers are presently and for sometimes a necessary part of the business. Due to
the market condition and major competition, the furniture retail requires:

2- Have this side storage at the location of the business
When customers are satisfy with certain items, it is important to have these items
available on site to complete the sale. Not having these items available, in most cases
---mralmt- even essential, for
the "best selling items".
Quality Fin-niture has other public storage and spares no effort or expenses to maintain a
good business. After we lost many customers, due to the unavailability of certain items,
i"MMV0 in a icublic stora-e )me still have iff, but it was not sufficient because the
customers want to eave with the items immediately. Based on that experience and after
losing many clients, it was obvious that an on -site storage is desperately needed.
Presently, these containers present an important and necessary part of the business and we
have, for long time, adjusted and benefited utilizing the containers.
Therefore the following is our situation:
I- The containers are placed in the rear of the site and completely behind the
building.
2- The containers, as per the attached pictures, are completely invisible from the
apartment building and the north property, covered naturally with large trees.
3- They are not stacked.
4- They are not refrigerated and not used by any employee for office or personal use.
5- They are not used directly for sales, but strictly for temporary and fast storage
reasons.
6- The containers are in new shape quality and well maintained.
7- They result in producing or spreading other materials in the surrounding area.
8- They have no effect in the traffic at the rear area since they are directly across
from a rear door entering the business. Therefore have no effect on any of the
other businesses.

In conclusion, we hope that this condition is acceptable to The City of Federal Way ani
in accordance with The City Code 19.125.180 that regulates such condition.
