After review of the subject parcel and the City's Critical Areas Map,staff has determined that there is a Category II Wetland' that runs along the eastern edge of the property.Pursuant to Federal Way Revised Code(FWRC) 19.175.020 `Wetland Category and Standard Buffers,' there is a 100-foot buffer from the wetland as approximately depicted on the enclosed map.However,the wetland in question has never been precisely delineated. If a precisely delineated wetland is necessary,then you will need to hire a wetland biologist to prepare a wetland delineation report. Regarding your request for a property valuation declaration,be advised that the King County Assessor will ultimately determine whether or not the property will be revalued.
