The city is in receipt of your May 14, 2015, request letter for a driveway addition. The request is to add a
second driveway to the Christ the King Bible Fellowship parking lot located at 35448 111h Avenue SW (King
County parcel #3021049006), which is zoned RS 7.2 (Single Family Residential).
You indicated that you will be adding a second driveway to the parking lot to facilitate traffic in and out of
the parking lot by minimizing congestion and improving the directional flow. The site plan that was
submitted shows many more parking stalls and other site improvemeats� than exist on the site. In response to
our questions, you indicated that only one large tree would be removed in addition to brush and smaller scrub
trees under 6 inches in diameter, and that none of the existing 70 parking stalls will be eliminated.
rwased upon the submitted materials, it is unclear where the new driveway will connect to the existing parking
lot and how the existing stall(s) and drive aisle(s) may be altered to access/accommodate it. You will need to
provide a site plan that accurately shows existing site improvements and proposed changes.
Federal Wray Revised Code (FWRC) 19.15.030 requires approval of a Process I application to make such
improvements. Please submit a completed Process I application (application form and informational handout
enclosed) and fee to the city's Permit Center. For reference, FWRC 19.15.030 addresses revicur processes for
improvements to developed sites as follows:
"19.15.030 Review processes for improvements and additions to developed sites. Improvements
and/or additions to existing developed sites, except critical area intrusions as regulated by
Division V of this title, shall be subject to land use review processes as follows:
(1) or improvements, modifications and additions. Minor improvements, modifications
and additions to a site such as parking lot and landscape area modifications and
improvements, and/or additions to an existing developed site that are exempt from
SEPA shall be processed using process 1, provided the improvements and/or additions
do not exceed either of the following thresholds:
(a) Twenty-five percent of the gross floor area of the existing use; or
(b) Two thousand square feet of new gross floor area."

With regard to tree removal, properties located in the Single Family Residential zoning designation are
required to provide 25 tree is per acre. Please review and complete the enclosed tree calculation worksheet
and sub mitwith the Process I application. The site may already satisfy or exceed the minimum number of
required tree units; however, tl-.tis must be verified and replanting required for the tree to be removed if that is
not the case.

driveway off of I Ith. I know this is more of a PW issue, but because it looked like there may be some tree removal as part
of constructing a new driveway, I suggested they come in with an AD, with the thought that we can address any PW
requirements for the 2 nd driveway, as well as any CD issues, in the response letter.

l) Approximately how many trees would beremoved aspart ofthe project?

a. If so, the City Code requires I parking space for each 5 seats or 10 lineal ft. of bench seating. Please
explain your existing seating inside the church (in order to determine how many parking stalls the site is
required to have) and how many parking stalls are provided on site now vs. huvv many would remain
after the project.
