Celebration Senior Living Center — Leasing Trailer, 1524 South 328 Street, Federal Way
The City of Federal Way has received and reviewed the proposal to place one temporary trailer on site for
a leasing office while the east tower is under construction. The temporary leasing trailer is to allow the
public to lease/reserve an apartment unit in the east tower while construction is being completed. Upon
review of the Land Use Process I application, the proposal is conditionally approved.
FINDINGS
The temporary trailer was reviewed as an administrative Land Use Process I pursuant to Federal Way
Revised Code (FVYrRC) 19.275.080, 'Regulation of temporary trailers, buildings, or other structures for
construction, temporary business or sales, and outdoor storage containers for construction -related
materials'. -
The trailer will be located near the SW comer of the lot on a vacant area of the property.
the site will be provided via South 32 81h Street. There will be six paved surfaceparking stalls for the
public. A separate honey bucket will be provided nearby for an accessible restroom.
Due to the location and current construction activity on the subject property, it has been deemed that the
wwrpuFffy Z�1441ws :00 of basis.
The trailer must be removed from the property within six months after the Community Center building
receives a Certificate of Occupancy.
CONDITION
The driveway from South 328'11 Street must be adequate for two-way traffic, a minimum of 26'
wide, prior to trailer installation.
APPEALS
The effective date of this decision is January 10, 2015, or three days from the date of this letter. Pursua.
to FVVRC 19.55.150, any person who received notice of the administrative decision may appeal this
decision to the Federal Way Hearing Examiner by January 26, 2015. Any appeal must be in the form of
letter delivered to the Department of Community Development with the established fee. The appeal lett
must contain a clear reference to the matter being appealed and a statement of the alleged errors in the
Director's decision, including the identification of specific findings and conclusions made by the Direct
disputed by the person filing,

In that you are the only party of record, your appeal period is waived (assuming you do not wish to appe
this decision). Waiver of the right to appeal does not affect the effective date of this decision. This
decision shall not waive compliance with future City of Federal Way codes, policies, and standards

The leasing trailer will allow ustolease/reserve apartments inthe east tower prior tothe
community being complete. Generally over 50% of our apartments are leased/reserved during
this time period. The trailer will be removed when the Community Building receives Certificate
of Occupancy.
The trailer will belocated near SVVcorner ofthe vacant portion ofthe lot. There will 6esix
surface parking stalls one ofwhich isADA(van Stall). Access is provided via internal drive off S.
32Et»Street. The area where trailer and parking stalls will belocated ispaved.
Honey bucket has been contracted to provide the site with a handicap accessible toilet (port -a -
potty). This unit will have a hand sanitizer machine provide sanitation. In addition this unit will
be emptied weekly by Honey bucket. We will bring in potable (drinking) water through a water
