Building a shed on the property would be a zoning code violation and the city may issue a Notice of Violation and Order to Correct; and the city could issue a civil infraction. The city would also require the shed to be removed. A shed may be built at the property only after a house (principal use) is buih at the property. The property is coned single- family residential. The property may not be used for commercial purposes or for a construction company tool storage, and as previously communicated by my staff, no further tree removal or vegetation clearing is allowed at the vacant property. Again, application for subdivision of the land has been submitted, and therefore, these sections do not apply to the property in question. 13. Additionally, as there is no permit, no notices were mailed out regarding the decision of the Director of the Department of Community Development Services -The Director has made no land use decision on this site because there has been no action that requires the Director's approval. If the land owner were to apply for a residential permit, no notice is necessary and no decision would be required by the Director. 14. As you can see, he has installed a privacy fence and grading has been performed: -The "privacy" fence is permitted without a permit since it is less than 7 feet in height. The portion of pavement at the site that is fenced is actually upon his property and survey of that fence is being reviewed.
