Thank you for your November 30, 2010, inquiry regarding the process and outstanding issues for aproposed
riew entry gate at the above -referenced senior mobile home park located off bfS6A j14h Street in Federal
Way. Comments from staff are provided below:
Manning Department, Deb Barker, Senior Planner, 253-835-2642
1 The addition of an entry gate is a change to the approved site plan. This change can be reviewed and
approved under Use Process I — Director's Decision. Process I requires an hourly review fee of $74 per
hour with an $80 deposit at time of submittaf. An annotated copy of the Process I handout and master
land use application form is enclosed.
2. Building permits are required for any gates or fences over six feet in height, and electrical permits are
required for all electrical work.
L01W Traffic Division, Sarady Long, Senior Transportation Planning Engineer, 253-835-2743
I The access and queuing analysis/report should be stamped by a professional engineer licensed in the stal
of Washington when it is submitted with the Process I application.
V Visitor and residential lane should be clearly delineated to reduce confusion. Paving marking and/or oth
alternatives should be used to help direct incoming traffic.
3. There is an existing crosswalk sign at the southwest corner of the intersect -ion. Verify that this will not b
blocked by waiting vehicles.
Sincerely,
Deb Barker
Senior Planner

Attached is the current Gate and Entry Plan, as well as the Draft Access and Queuing Letter for your review. The letter is

Subject: Gate at Belmor
Hi Jeremy - Kevin Peterson forwarded me your inquiry on a security gate at the Belmor Mobile Home Park.
Before you submit for a building permit, please e-mail me a scaled site plan, showing the proposed location of the
gate, South 324th Street, and the internal roadway. I will route this information to our Development Review
Committee, and get comments from the Fire Department, the Traffic department, and the Building department on
the gate. Please include details about the gate such as hours of operation, queuing length provided and what the
gate will look like. Are you also working on the tennis court/parking revision for Belmor?
I can be reached at 253-835-2642 if you have any questions about this e-mail.

Subject: Gate Submittal Requirements
I'm not sure if you remember me or not. I used to work for Sound Engineering Inc but now I'm working for Contour
Engineering LLC in Gig Harbor. I'm working on a gate and access plan for the Belmor Golf and Country Club off of
South 324th Street.
I'm thinking the construction permit application is what would be needed for an access gate submittal. Is that
correct? at would also be the fees associated with the application?
I also need to get the plan in front of the fire marshal. Is that routed to the fire department with the construction
permit application, or is that something we need to send to the marshal separately?
Thank you. I appreciate any assistance you can provide.

understanding is that the residents desire to install an access gate at the site access off of
South 324th Street. Thegate would be open duringthe day and closed at night. Residents
would be provided access via remote control (presumed) and guests would need to contact
their party to gain entry.
The City of Federal Way was contacted to d1scuss1he project. Per our correspondence the
City requires that an Access and Queuing Letter be conducted. Sufficient queue storage is
required to ensure that the City street (S. 324th St.) is not impacted by the gate operation.
site access and use of a Queuing Template provided by the City. Additionally I have reviewed
the gate location and circulation.

Engineerinp LLC in Gig Harbor. I'm working on a gate and access plan for the Belmore Golf and Country Club off o
South 8241 Street
I'm thinking the con$tNdon permit application is What would be needed for an access gate submittal. Isthatcorrec
What would also be the fees associated with the appficaflon'2 I

application, or is that something we need to send to the marshal separately?
Thank you. I appreciate any assistance you can provide.
