The subject site is currently zoned and designated Multi -Family RM 3600 by the City's comprehensive
plan. Permitted uses for RM 3600 zoning are pursuant to Federal Way City Code (FWCC) Sections 22-
666 through 22-681. Please keep in mind that the subject property was built in 1966 under King County
codes. The City of Federal Way was incorporated on February 28, 1990, meaning that the property may
retain legally permitted aspects that do not conform to the FWCC. Typically, the City determines a site's
nonconformance as part of a formal review of a specific development proposal. At that time, a site
inspection and a full conformance analysis will be required in order to identify any applicable
requirement of the FWCC.
Detailed information regarding your specific question pertaining to the number of units which could
potentially be constructed on the site if it where to be developed for multi-family/condominium use can
be found in the enclosed zoning charts. The FWCC 22-667 states that attached, detached, or stacked
dwelling units in the RM 3600 zone must contain at least 3,600 sq. ft. of lot area per dwelling unit.
The current Federal Way Comprehensive Plan does not specifically include any potential changes in
