The trees are leaning over the buildings and pose a threat to damage them. Vegetation Maintenance Plan The following plan was submitted by Thomas Goetz, International Society of Arboriculture (ISA) Certified Arborist: Tree Maintenance behind Building C: • trim back the limbs on I • remove orcut back =2 at4"DBH; 3 at 6"DBH; I at 8"DBHand I at 10"DBH Tree Maintenance behind Building D: • trim back limbs on I • remove orcut back = 5 at4"DBH; I at 6"DBH and I at 10"DBH Photos in the plan confirm the trees are leaning over the buildings. They are a mix of alders and cottonwood trees. Per the plan, no heavy equipment will be used. Tree and Vegetation Retention Standards The property is zoned RM3600. Pursuant to the minimum tree density requirements of Federal Way Revised Code (FWRC) Table 19.120.130-1: Land Use Designation • The applicant proposes removing 14 trees. Based upon the trunk sizes, this would reduce the property's tree density by 17.5 units, As seen in aerial photos, the area is heavily wooded. After removal, the site will still contain a surplus of trees, thereby meeting the code's minimum density standard of 30 units per acre. They are all growing towards the 2 units C & D. Latitude Condo's are having the roofs replaced on many of the bldgs. in this association, and the roofing company requests that these trees be trimmed back further away from the roofs to prevent roof damage and maintain the roof warranty. Many of these trees can not just be trimmed as they are leaning over the fence toward the units, over 40-60 ft tall, and only have foliage at the very top. If they are trimmed down part way, the remaining trunk could still fall and hit the bldgs. They could be cut back to allow a stump tall enough to remain, that would not fall and hit the bldg., how -ever, there is no guarantee that these stumps would regrow. And that would not be an attractive sight to see out your condo unit, is a bunch of stubs. Most all of these trees are alders and cotton wood trees, and they usually grow suckers out and continue to re -grow. The photo's of the canopy's are taken from directly below the trees, showing how far over the units these trees are extending. Building C : - need to trim back the limbs on 1 - remove or cut back= 2 at 4"DBH; 3 at 6"DBH; 1 at 8"DBH and 1 at 10"DBH Building D: - trim limbs back on 1 - remove or cut back = 5 at 4"DBH; 1 at 6"DBH and 1 at 10"DBH We did some work here last year and removed 2 trees and Margaret Clark, AICP Principal Planner, allowed us to do the removals, and leave the debris in the stream buffer zone, with no mitigation or replanting of trees were necessary (Aug. 23, 2016).
