CiTY OF FEDERAL WAY
Date: December 21,2017 COMMUNITY DEVELOPMENT
Project Description(site)
Feasibility Study for determining the approval of single family residence septic design(3 bedrooms max)
King County Parcel# 1140000090
Address: 107 S 357th St,Federal Way
Acres—0.22 acres(9,722 sq ft)
Water—Public
Site Plan&Storm water design—Unavailable
Critical Areas:Not completed
Dear Nikolei,
As per your request on 12/19/17 Westside Septic Design,LLC(WSD)did a site visit on the subject property.WSD dug 5 test
holes on the property(there were some old test holes on the property)(Soils logs are attached on page 2).All of the test holes show
just enough suitable soil depth to meet King County's requirements, but would most likely be required to be monitored though a
winter water table review(WWTR).King County Health Department requires a minimum of 18-inches of undisturbed permeable
soil to obtain a septic approval on lots less than 5 acres. This determination is based on the disturbed soils in SL 3 through SL 5
and being within 6-inches of the minimum soil requirement in most of the test holes. The process of a winter review is required to
determine the actual height of the ground water in the test holes and proposed drainfield areas.Monitoring ports may be required if
you decide to go through a WWTR.If the site passed a winter review,a septic design would need to be submitted and approved by
PHSKC in order to obtain a building permit. The deadline for winter review applications is December 1 St of every year.It is
possible to submit a septic design and obtain an approval without a winter review, but there is above a 50%chance that King
County Health will require a winter review and we cannot guarantee that the site will pass a winter review based on the soil logs.
Further, this site would be limited to a slab on grade foundation with a small building footprint.Storm water disposal will also pose
a challenge as setbacks between septic and storm are required. This letter is based upon the King County Health Code(Title 13)
and my understanding of the requirements thereof.
If you require any further information, please do not hesitate to ask.Thank you.
Sincerely, ,11
