Dear Mr. & Mrs.Neighbors:
On August 9,2017,the City of Federal Way's Department of Community Development received your Request
for Administrative Decision regarding accessory uses. In the request you posed the following questions, with
the City's response below.
1. Are there height limits and if so,what are they?
Accessory structures are limited to maximum height allowed for the primary structure,or 30 feet above
average building elevation(AABE). Please note: per Federal Way Revised Code(FWRC) 19.265.010,
both the total gross floor area and footprint of the accessory building must be less than the total gross floor
area and footprint of the principal building.
2. Are the opened covered attached structures of either the principal building or the accessory building
calculated into the square footage and footprint?
Pursuant to FWRC 19.05.070, "'Gross floor area'means the total square footage of all floors,excluding
parking area, in a structure as measured from either the interior surface of each exterior wall of the
structure or, if the structure does not have walls, from each outer edge of the roof.Certain exterior areas
may also constitute gross floor area."Therefore, any opened covered area attached to a structure would be
calculated into the square footage and/or footprint of that structure.
3. Can multiple accessory buildings whose combined size exceeds the principal building be
constructed?
There is nothing in the FWRC that limits the number of accessory buildings on a subject property. Please
note: in the Single-family Residential(RS35.0)zone there is maximum lot coverage of 50 percent, which
includes all structures, pavement,and any other impervious surface on the subject property.
