Dear Ms. Ervin:
The Community Development Department has reviewed your request for minor modification of the
Highpoint Mixed Use-Use Process III decision issued June 4,2014.The modification elevation details
changes to approved cladding on RDA buildings(shingles to board and batten)and color palettes on all
site buildings.This letter hereby approves the proposed color palette changes per the conditions below.
Your request to modify shingles to board and batten is not approved based on its omission from the scope
of your written request and the materials' inconsistency with desired building articulation treatments in
the City Center zoning designation.
Condition
The third floor belt course shall have a different color than the lap siding similar to the originally
approved elevations.

Again,this modification decision is based only on the color palette change as identified in your written

Dear Mr. Herrera,
In follow up to earlier conversations between yourself and Noni Ervin of our office, we request minor
modification of approved UP3 site plan approval for Process III File #13-103505-00-UP per FWRC
19.15.090(2). We would like to modify the color scheme for all buildings, including a change from Sherwin
Williams paint to JamesHardie ColorPlus colors. We would also like the Mixed-Use and Residential
buildings to be complimentary to each other.
The color schemes submitted as part of the site plan approval included colors selected by the project
architects in an attempt to meet the City Center Frame (CC-F) code requirements. We learned that the
colors on the Mixed-Use buildings were revised prior to submittal to the City, but those colors were not
revised on the Residential or Carriage Houses. It is our desire that all buildings complement one another,
and reflect the City of Federal Way's urban design plan. This includes varying color schemes using the
same color pallet.
As part of this request for minor modification to the color scheme, we have included JamesHardie
ColorPlus color samples and re-drawn exterior elevations of the Mixed-Use, Residential and Carriage
houses for your review and approval. If you have any questions regarding this request, please contact me
