A new use is proposed to occupy a tenant space in the existing building. Retail sales, including secondhand
merchandise, are a permitted use per FWRC 19.240.070. The site was previously used by Java Billiards as an
entertainment use, which is a permitted use per FWRC 19.240.110. The two uses are not located within the same
zoning chart use category; therefore, a zoning compliance review is required as indicated above.
Required parking for retail uses is one space per 300 square feet of gross floor area per FWRC 19.240.(T1V-1,Es-fn
less than the amount of parking required for the previous use, which was one space per 100 square feet of gross
floor area per FWRC 19.240.110. Therefore, the Change of Use does not trigger any additional parking
requirements. AD other relevant standards contained in the two use zone charts are identical.
Your zoning change is considered to be in compliance with the relevant zoning requirements and is hereby approved.
