On March 15, 2018, the City of Federal Way's Department of Community Development received your
zoning inquiry about the Heated Self Storage property. Included were inquiries about zoning, violations,
area regulations, known variances, permission of use, parking regulations, nonconforming issues and ths
Site Plan.
The property referenced above is within the Commercial Enterprise (CE) zone. Pursuant to Federal Way
Revised Code (FWRC) 19.240.020, storage facilities are allowed within the zone and the current use is
permitted.
Pursuant to FWRC 19.240.050, the parking requirement for this type of development is I for every 300
sq. ft. of gross floor area. The front and back setback must be 20 feet and 15 feet along side yards. The
maximum height for built structures is 40 feet above average building elevation. No maximum lot
coverage applies to this type of use within this zone. Instead, the buildable area will be determined by
other site development regulations, i.e., required yards, landscaping, surface water facilities, etc. There
are no requirements for minimum depth or width, density, floor area ratio or lot area for this property.
There do not appear to be any code violations that apply to the subject property. There also do not appear
to be any variances, special permits/exceptions, ordinances or conditions that apply to the subject
property. The property is not a planned development.
If a nonconforming use or development is damaged by sudden accidental cause, that use or
development, including associated improvements, may be reconstructed if it meets thefollowi
requirements:
(1) The use or development, including associated improvement, as reconstructed, is not ar
more nonconforming than it was immediately prior to damage.
(2) The applicant appliesfor building and any land use permits to reconstruct the dam it,
improvement within six months of the date of the damage and reconstructs the
