IKE: Permit #15-102032-00-AD; OSTROM REMODEL
36606 Pacific Hwy South, Federal Way
Dear Mr. Carasella:
The City of Federal Way's Department of Community Development has received your request for a
review process interpretation to forgo submitting a wetland delineation for the property located at 36606
Pacific Highway South, Federal Way, WA 98003. Based on the City's Critical Areas Map, there is a
Category I wetland and a Major Stream located on the subject property. In general, the City's critical are?
regulations apply to use or development of property within 200 feet of a Category I wetland and within
100 feet of a major stream.
Based on the City's Critical Areas Map and observations made by City staff during a site visit to the
above -mentioned property, it appears that the work outlined in your request letter, which is dated April
F-0, 2015, would be outside of the required buffer areas and would not impact the wetlands or streams that
are onsite. Therefore, the City will not require a wetland delineation to be submitted in association with a
rninor remodel to the Ostrom Residence as outlined in your request letter.
If you have any questions regarding this letter, please contact Planning Intem Kalon Thomas at 253-835-
f,622 or
Sincerely,
•

Dear Isaac,
This is Daniel Carasella. I've worked with you as well as Grace on several
projects in the City Of Federal Way. I hope all is well with you.
Grace requested me to write you a letter regarding this project. Here's a little
description of what we are proposing to do.
We would like to update the interior of the house as well as put a 12' addition
on the south side of the house so as to create a bigger master bedroom. Also,
possibly add a 5' addition within the plane of the rear side of the house to the
south west corner as well to create a bigger master bath. Everything else
would be within the building envelope.
The drain field for the septic system is on the north side of the house on the
north side of the driveway. We would not be effecting it whatsoever. We are
not adding any bedrooms or plumbing fixtures. We would not be building
closer to the drain field either. We're on the opposite side of the house from
where it's located. I checked with the health department as well as talking
with Grace and I was informed that if we are meeting these criteria, the septic
system would remain untouched.
In regards to the wetlands, we are well over 200' to the north of the wetlands
and even the pond. There would be no intrusion upon these area's at all.
My goal here is to be able to obtain a building permit without having to do a
wetlands delineation or revise my clients septic system. I don't believe there
is a need too.
Attached in this email is our site plan with the drain field and wetlands
information. I look forward to hearing from you.
Best Regards,
Daniel Carasella
