Be advised this letter is not a permit to conduct any site work on the property. Any such work that requires a building and/or land use permit must be obtained prior to any construction. PROPOSAL The existing developed site is an office building and office use located in the city's Office Park(OP) zoning district. You have proposed to lease or buy the site and use it as a church with a 750-seat sanctuary. Church uses within the OP zone are a permitted use pursuant to FWRC 19.235.110. FINDINGS Pursuant to FWRC 19.15.025, the following zoning compliance review is necessary as you have proposed to change from one use category(office)to another use category (church). Following review of the applicant's narrative, existing site plan, proposed floor plan,and aerial imagery, the proposed change of use complies with church use standards within the OP Use Zone Chart(FWRC 19.235.110). These standards include the 20-ft required front yard and required parking.The existing building is set back approximately 90-ft. from 9`h Ave S. and the existing 150 parking stalls provide the required one-space per five-seat capacity for the 750-seat sanctuary. Be advised that any future increased seating capacity will also need additional parking spaces to satisfy the one-space per five seat requirement set forth in the 19.235.1 10 Use Zone Chart.
