impacted by critical areas that may limit development.

regulated wetland. The property is also adjacent to a major stream and is impacted by the required
setback. Under Federal Way Revised Code (FWRC) 19.175.020 and 19.165.0 10, a Category 11 wetland
has a 100-foot buffer and a major stream has a 100-foot setback. A map is enclosed showing the
estimated' Category II wetland boundary and associated wetland buffer area. The FVYTRC also states that
no land surface modifications may take place and no structure or improvements may be located in a
regulated wetland..or in a buffer/setback area of a wetland or stream, unless allowed by Process 1H or
Process IV land use approval as set forth in FWRC 19.175.030, 19.175.040, and 19.165.070.
Due to the above -referenced critical area constraints, it appears there are significant impediments to
development of this lot. That is not to say the lot can never be developed, just that development will like
be challenging and potentially costly. This letter is not intended to serve as a detailed analysis of
development potential for this lot. I
