The City is in receipt of your request letter dated June 30, 2015, for "change of use at a developed site" in
accordance with Federal Way Revised Code (FWRC) 19.15.025. The request is to locate Don Jose Auto
Sales on the site located at 30390 Pacific Hwy S. (King County parcel #0421049106), which is zoned BC
(Community Business).

19.15.025 Zoning and use review process for new tenants — Change of use at a developed site. The
purpose of this section is to review and determine compliance with applicable zoning and
development code requirements when a new use is proposed to occupy an existing building or site.
When a land use changesftom one use category in the zoning charts to another use category, a
zoning compliance review shall be performed as part of the use process review, when required, or in
a zoning chart is a use category. If the new use is in the same use category as anyprevious legal use
of the site, no zoning compliance review is required.
A new use is proposed to occupy the existing building. Auto sales are a permitted use per FWRC
19.220.030. The site was previously used by Gil Acupuncture - Nutritionists, which is a permitted use p
FWRC 19.220.010. The two uses are not located within the same zoning chart use category; therefore, a
zoning compliance review is required as indicated above. I
Required parking for office uses and for vehicle sales, service, repair and rental is I space per 300 squar
feet of gross floor area per FWRC 19.220.030. The building Don Jose Auto Sales will be operating out
has a total of 8,601 Sq. Ft. requiring a total of 29 paved parking stalls. The request letter we received
indicates a need for 20 parking spaces based on the number of employeesand vehicles to be sold by the
business. The site plan shows existing parking stalls at a total of 50 stalls, which would provide an
adequate number of paved parking stalls according to the applicant's needs for the proposed use of the
site. I
Your zoning change is considered to be in compliance with the relevant zoning requirements and is
hereby approved, subject to the below conditions.

1. The sales use shall not expand to utilize more than 21 parking stalls for the entire operation,
including vehicle display, customer and staff parking.
2. Recreational Vehicle sales are not allowed per FVY'RC 19.220.030, note 9.

Im writing this letter to request of changing of use zone, Where it used to
be a spa. we now whant it to be a use car sale lot. I included a google map,
images. Explaining. The parking spaces. where we going to display the
vehicle. Are building number is 205 wich is right where the cicle mark is.
