A review of the submitted materials identifies the following items were to be reviewed in order to issue a department response to the change of use zoning compliance. ALLOWED USES Federal Way Revised Code (FVTRC) 19.15.025 addresses a change of use at a developed site as follows: Any new use shall comply with only those standards of the use zoning charts that are directly related to the new use as determined by the director. Examples include parking, use -specific setbacks, use -specific special regulations and notes, and nonconforming surface water quality Jrnjw; %nYow-ztoed in FWRC 19.30.120. Other noncon(jorming Lhe site which are not made nonconforming as a result of the change of use are not required to be brought into conformance as a result of this subsection. The property at the address above is zoned Community Business (BC). As outlined in the business mod provided, the proposed uses are light manufacturing and retail sales. Pursuant to (FWRC) 19.220.010 both uses are allowed in this zone. I PARKING As shown in the site plan, the entire shopping center is allotted 131 parking spaces. FVvRC 19.220.010 states that for light manufacturing spaces, there shall be one parking space for every 1,000 square feet of gross floor area and for retail sales spaces, there shall be one parking space for every 300 square feet of gross floor area. With this change of use, the parking requirement for the two units in question is reduced. Since the proposed change of use will lead to a lesser minimum parking requirement from the prior uses and no parking spots will be taken away, the provided parking is adequate for the change of use. CONCLUSION The proposed zoning change of use for this developed site is hereby approved.
