Dear Mr. Patterson:
The Community Development Department has reviewed your inquiry regarding the removal of 22 hazardous
trees from the Group Health Clinic property located at the address above. Your request is hereby approved.
ANALYSIS
19.120.130(2)Tree density requirements.
Per Federal Way Revised Code(FWRC) 19.120.130,the site must retain the minimum required tree unit density
required within the site's zoning designation. The zoning of the Group Health Clinic is Office Park(OP)and the
city's tree retention standards require properties zoned OP maintain a minimum density of 20 tree units per acre.
The Group Health Clinic site is 13.42 acres requiring 269 tree units(20 tree units x 13.42 acres). Staff has
determined that the property has enough tree units that the proposed removal of 22 trees will not impact the
property's ability to meet this threshold.
19.145.440 Development within wetland buffers.
1)Generally. Except as allowed in this section,no development or improvement may be located within a
wetland buffer.
Staff finds that this proposal is exempt to FWRC 19.145.430(1)per FWRC 19.145.430(4),which states that,the
director may provide written approval for a buffer reduction when existing conditions are such that portions of
the required buffer exist in a permanently altered state(e.g., roadways, paved parking lots, and permanent
structures)and do not provide any buffer function. The buffer may be reduced up to the area where the altered
conditions exist.
