The Community Development Department has completed review of your Process I Master Land Use
zpplication for a proposed exterior remodel at the Olive Garden restaurant building located at the above
zddress. The Process I application is hereby approved per the findings and conclusions noted below.
FINDINGS OF FACT
1. The applicant proposes to install a new exterior canopy feature made of stone veneer and the veneer
will be applied to the building main entrance.
2. The exterior of the building will receive new paint.
3. New signage is being proposed; however, this is under a separate permit.
4. The restaurant will also receive an interior remodel, which will require a building permit.
CONCLUSIONS OF LAW
I . The proposed improvements are not exempt from use process review as they do not meet criteria set
forth in FWRC 19.15.020 "Exceptions."
2. Process I "Director's Decision" is the appropriate Master Land Use application as the improvements
are to a developed site and if: not exceed thresholds set forth in FWRC 19.15.030(l).
3. The proposed improvements comply with zoning regulations set forth in Use Zone Chart for Federal
Way Revised Code (FWRC) 19.240.110.
4. The proposed improvements meet Community Design Guidelines presented in FVVRC 19.115.050 as
these improvements yield more design continuity to the fagade and elsewhere on the building
exterior.
APPEALS
The effective date of this decision per FWRC 19.05.360 is April 11, 2018. Pursuant to FWRC 19.55.05
the applicant, any person who submitted written comments or information, any person who has
specifically requested a copy of the decision, or the city, may appeal this decision to the Federal Way
Hearing Examiner by April 25, 2018. Any appeal must be in the form of a letter delivered to the
Community Development Department with the established fee. The notice of appeal must contain a
statement identifying the decision being appealed, along with a copy of the decision; a statement of the
alleged errors in the director's decision, including identification of specific factual findings and
conclusions of the director disputed by the person filing the appeal; and the appellant's name, address,
telephone number, and fax number, and any other information to facilitate communications with the
appellant. I
CLOSING
This land use decision does not waive compliance with future City of Federal Way codes, policies, and
standards relating to this development. This Process I approval does not constitute approval of a building

Dear Planning staff,
Exterior and interior remodeling is being proposed at Olive Garden restaurant referenced above.
Below is an explanation of the intended scope of work.
• A new exterior canopy feature made of stone veneer will be applied to building main
entrance. Refer to color elevations and plans.
• The exterior of the building will receive new paint.
• New signage is being proposed however this is under a separate permit. A sign complany
hired by our client will submit signage package and apply for any permits for new signs if
necessary.
• The restaurant will also receive Interior remodel/refurbishment at existing lobby, bar and
dining areas. New work will include new wall finishes, carpeting, ceiling materials,
furniture, decor, window coverings, cabinetry and lighting replacement as required.
