Dear Ms. Chapin:
Please consider this as the formal request to modify the approved site plan for this
project. We would like to request that the canopy on the front of the building be allowed
to be 4'-0" deep in lieu of 6-0" deep (the canopies on the remaining 3 sides would
remain as 6-0" deep as previously approved). On this front elevation, we would propose
to meet the City Ordinance using 3 items in lieu of the required minimum of 2. These
would be facade modulation (2'-0" deep pilasters as previously approved), canopy (with
4'-0" deep projection) and additional landscape screening. We have added a trellis with
vines on the front of the building to the north of the entry area and tall evergreen shrubs
to the south of the entry area, as the additional landscape screening.
We would like to request that an additional entry drive be allowed off of Pacific Highway.
This drive would be a right-in/right-out only drive, and would allow for better access
through the site than one drive would allow.
Please feel free to contact our office if you have any further questions.
Sincere
Thomas A. Lundberg

Subject: Re: O'Reilly's Site Plan Modification (O'Reilly Auto Parts; Federal Way, WA)
Jon Eckhardt (with the office of the M/E/P Engineer) has confirmed that Sheet SU1 as currently submitted already
indicates for the pole to be relocated by others (the previously approved version of SU1 also included this same
note). There are actually two poles indicated as such.
Based on information from Sarady Long during the site plan review process, there is currently a TIP project (TIP20 SR99
HOV Lanes Phase 5) that will widen Pacific Highway. Because of this, Becky in Planning asked us to show the widened
street on the drawings and to indicate on the drawings that work in the right-of-way related to this widening project will
not be part of this project, which is why the following note is shown on Sheets C1,C2,C4,CC1 and CC2 and why the work
to the power poles on SU1 is indicated to be relocated by others (since these poles are in the right-of-way affected by
this widening project). This information was on the drawings as previously approved, before the current revision related
to the new entry drive was submitted. The entry drive revision does not change this aspect. 19ra You have a ti.ine frame
when this work will be completed?
Following note located on sheets referenced above:
IMPROVEMENTS SHOWN FOR PACIFIC HIGHWAY S ARE NOT PART OF THIS PROJECT AND ARE TO BE CONSTRUCTED BY
OTHERS

Hi Thom,
We are in the process of approving the modification to the approved site plan. No issues with the
canopy component. There appears to be an issue with the driveway modification.
Your contractor, Dave with Corstone Contractors LLC, contacted Becky earlier today. He is saying the
driveway can -not be constructed as currently envisioned because there is a 60-foot tall transmission
power pole in the way. Are you aware of this issue? We need to get everybody on the same page. I
don't want to approve the modified location for the driveway, if in fact it will not end up being
constructed there. There's been a lot of back and forth on site layout for this project. I understand that
happens, but I don't want to go through this multiple times. Would you please have a conversation with
Dave and determine how you wish to proceed? As I see it the options are: a) drop the request for the
driveway modification; b) continue with the request to locate the driveway as modified (this would
require coordination with the utility provider and presumably take some time to resolve); or c) identify
another workable location for the driveway and modify the site plan accordingly.
