The Process I application was submitted and determined to be complete on July 24, 2012. Your proposal is found to be consistent with provisions of Federal Way Revised Code (FWRC) Chapter 19.55, `Process I — Director's Approval' and Chapter 19.125.180, `Regulation of outdoor storage containers for permanent accessory storage.' Your Process I proposal is hereby approved. The Process I land use approval is supported by the following statements of fact: Zoning & Land Use — The zoning designation for the subject property is Single -Family (RS 7.2) High Density Residential. Pursuant to the zoning chart found in FWRC 19.200.150, government facilities are permitted in the RS 7.2 zone. 2. Review Process — According to submitted materials, the applicant proposes to erect a metal structure located at the above -referenced subject property. The scope of the project includes the addition of one (1) metal storage structure manufactured by Eagle Shelter Systems that will store plywood and lumber (used for roof training props) where they will be protected from the weather. The storage shelter will be of the same manufacturer, color and size as the existing on -site shelter, and will be located at the southeast corner of the property. The addition of a second storage shelter to an existing development is subject to Process I Director's Approval pursuant to FWRC 19.125.180(3) `Design criteria.' Cumulative Effects — The City must consider the cumulative visual effects of an additional storage shelter located on a given permitted site in determining whether additional permits may be granted so as to not adversely affect the visual character of the City. As shown on the site plan, elevations, and photos, the addition of one new metal structure is not a substantial increase to the existing site. The proposal is of the same dimensions and height of the existing storage structure, will be the same color and screened within the fenced property. As such, the proposal will not adversely affect the visual character of the City and there is no proposed height increase. At. Aoe' August 21, 2012 Page 2 4. State Environmental Policy Act (SEPA) — The proposed improvements are categorically exempt from the State Environmental Policy Act (SEPA) pursuant to WAC 197-11-800(1)(a)(iii). 5. Additional Permits — A separate building permit will be required. Please contact a Development Specialist at 253-835-2607 if you have questions regarding the building permit application process. No work may begin until the building permit is issued. 6. Process I Thresholds — The proposed improvements do not reduce required parking, landscaping, buffering, open space, or public areas; do not change the location of utilities or easements; and create no impacts to sensitive areas or significant trees. Based on the City's review, the Process I land use application for the proposed modifications is approved. CLOSING The effective date of this decision is August 24, 2012, or three days from the date of this letter. Pursuant to FWRC 19.55.050, any person who received notice of the administrative decision may appeal the decision to the Federal Way Hearing Examiner by September 7, 2012 (14 calendar days). The appeal must be in the form of a letter delivered to the Community and Economic Development Department with the established fee. The appeal letter must contain clear reference to the matter being appealed and a statement of the alleged errors in the Director's decision, including the identification of specific findings and conclusions made by the Director disputed by the person filing. No work on the proposal can commence until the end of the appeal period. In that you are the only party of record, your appeal period is waived. Waiver of the appeal period does not affect the effective date of this decision. This decision shall not waive compliance with future City of Federal Way codes, policies, and standards relating to this development. This Process I approval does not constitute approval of a building permit. This Process I approval is valid for one year from the effective date of this decision. If no further action is taken within one year, this decision will expire. An extension may be granted if a written request meeting the criteria of FWRC 19.15.110 is submitted to the City's Community and Economic Development Department at least 30 days prior to the expiration of the decision. The dimensions are 22 feet wide by 20 feet deep by 12 feet high at the peak. Attached is a picture of the shed currently installed on our property (2005). The shed purchased is of same manufacture, color and size, the only difference is the front is completely open without fir down. We plan to use the proposed shed to shelter plywood and lumber for our roof training props from the weather. The shed will be approximately 62 feet west of our security fence along 14th Ave SW and approximately 6 feet from our security fence to the south, our property extends further into woods towards Lakota Middle School.
