The existing structure was destroyed by fire on May 21, 2017. The rebuilt building (Building A) is the southernmost commercial building on the 260,258 SF lot (Parcel #0921049297). Site Access to the site will remain from driveways located off of 21" Ave S, S 318t" PI and 20"' Ave S. Improvements include utility connections to the existing utility stubs, site grading as necessary for the construction of the replacement structure, and adjacent concrete walkways and asphalt restoration to original conditions. A new fire service will be provided to the building as well. Stormwater Mitigation Because the previous building at 2020 S 320" St was destroyed by a fire, the project complies with The Federal Way Revised Code (FWRC) 19.30.200 which states that "The use of development, including associated improvements, as reconstructed, is not any more nonconforming than it was immediately prior to the damage". As a result, the design of the rebuilt building has been designed to be just that - no more non -conforming than the previous building prior to its destruction by fire. Complying with FWRC 19.30.200, the rebuilt building will not add any additional impervious area than existed beforehand. Additionally, the rebuilt building will mimic the previous building's drainage system. Roof downspouts will be curb discharged to the parking lot as existing with the prior building. The building's footing drain will connect to an area drain southeast of the building which will then drain to a catch basin with sump in the parking lot. This memorandum shall act as a summary of the site's stormwater mitigation approach and documentation that it shall comply with FWRC 19.30.200.
