Analysis 1. Applicability —Federal Way Revised Code (FWRC) 19.120.020 states no person shall remove any trees on a site without first obtaining approval of a tree retention plan by the director, except for those activities that are exempt as described in FWRC 19.120.030. 2. Parking Lot Landscaping — FWRC 19.125.070(3) states landscape islands shall be provided at the end of parking stalls and shall be dispersed throughout the interior parking area in a manner to reduce visual impact of the parking lot. FWRC 19.125.070(7) states that all landscape islands within parking areas shall use drought -tolerant trees, shrubs and groundcovers. 3. Landscaping Types — FWRC 19.125.050(4) states that one additional tree shall be planted for islands up to 305 square feet. Decision Pursuant to FWRC 19.120.020, the requested tree removal at 1336 S 336"' St. is hereby approved. We are approving the removal without considering the tree "hazardous," which requires an arborists' written presentation of its hazardous status. Furthermore, since the property must abide by FWRC 19.120.070 and FWRC 19.125.050, the property owner shall replace the removed tree with another tree. If the tree is being removed because of its size next to an ADA ramp, you can replace it with a smaller tree. Tenant improvement for above referenced project is underway. We would like to remove a tree on the corner of the existing building which next to accessible aisle. The tree is overgrown and the branches overhang the existing roof and could create a hazard to the rooftop. Besides, there will be more space for the accessible parking stall, accessible aisle and curb ramp once the tree is removed.
