Dear Mr. Kim:
The City's Department of Community Development is in receipt of your November 6, 2015, request to modify,
the H-Town Plaza Process I approval decision as it relates to fagade modulations, window treatments; and
ADA access ramps. The project was granted Process I approval on March 6, 2015.
Pursuant to FWRC 19.15.090(3), the applicant submitted a written request to make the following changes and
remove certain fagade canopies and articulation to the approved plans received February 3, 2015:
East Elevation
■ The removal of a proposed shop entrance at the front of the building, and
replacernent of proposed metal and wood canopies articulating entrances with
fabric awnings.
South Elevation
• The removal of a proposed fourth window opening, a proposed ADA access ramp
with transparent glass store entrance, and second pedestrian connection (S 316"'
Street facing).
West Elevation
• The removal of a proposed ADA access ramp, stairs, maintenance door,
metal/wood canopy, and transparent glass entrance.
North Elevation
• No change.
The request for a minor site plan modification is hereby approved. There are no changes to site access points,
easements, utilities, or impacts to the environment with the requested site plan modifications. Pursuant to
Federal Way Revised Code (FWRC) 19.15.090(3), the modification request is consistent with applicable City
Codes and the Community Design Guidelines in the City -Center Frame (CC-F) zoning district. The proposed
canopies and articulation were optional and no new gross floor area is proposed. The requested modifications
to the approved site plan and elevations have been processed in accordance with FWRC 19.15.030(1)-(4).
This modification approval does not waive compliance with future City of Federal Way codes, policies, and
standards relating to this development. Conditions applied under 15-100521-UP shall still apply to this
modification request. This approval does not constitute approval of a building permit. The associated
commercial building permit revision is currently under review (15-100452-CO). The proposal is subject to a
final planning inspection for the repair of site improvements. The previous use ceased for 12 consecutive

Good morning Benny,
Please apply for a site plan revision to the approved Use Process I (15- 100521 UP) as soon as possible
via the permit centre. Submit 2 copies. You need to submit the new site plan and building elevations,
showing you have removed the fagade modulations, canopies, and access ramps; replacing them with the
fabric awnings etc. The plan should include notes on what you will do to repair the dilapidated site
improvements and landscaping. This email was sent in an effort to expedite the building permit
process to proceed with construction oceupaqgL and a change of use a lication if re wired.
An approved site plan revision will be conditions of the building permit approval and the final planning
inspection. Please submit the AD application and project resubmittal sheet attached in this email with the
revised elevations and site plan.
