Dear Mr. Bridge:
This letter responds to your request for a shoreline exemption to demolish and rebuild a single-family
residence located at 2854 SW 300th Place.
Shoreline Substantial Development Permit Exemption
Washington Administrative Code(WAC) 173-27-040 identifies actions exempt from the requirement to
obtain a shoreline substantial development permit. WAC 173-27-040(2)(g)exempts, under specific
circumstances, single-family residences and normal appurtenances. Pursuant to WAC 173-27-040(2)(g)
construction of a single-family residence shall not exceed a height of thirty-five feet above average grade
level and must meet all requirements set forth in City Code. There is no evidence that this activity will
result in substantial adverse impacts to shoreline resources or environments. Therefore, the proposed
rebuild of the Bessler single-family residence is considered an exempt action and does not require a
shoreline substantial development permit.
