DESCRIPTION OF WORK:
After discussions with City of Federal Way Planning staff, this cost estimate has been prepared in two
phases. The first phase is a feasibility phase under which Grette Associates will conduct a delineation of
wetland/stream boundaries and verification of ratings and required buffer widths. If, upon reviewing this
information, the project proponent decides to proceed with the purchase of the property, the Critical Areas
Report under Phase II will be prepared. The report prepared under Phase II will be required for any land
use applications.
Phase I: Feasibility —Wetland and Stream Delineation, Rating and Buffer Establishment
A Grette Associates professional wetland scientist will conduct a delineation of wetlands and streams on
the subject property (King County tax parcel #3221049112). The delineation will be conducted according
to the requirements of the Federal Way Revised Code (FWRC), Title 19 Division V. In addition, the
delineation of wetland and stream boundaries will conform to the requirements of the guidance
documents referenced in the draft Critical Areas Ordinance update. This includes use of the U.S. Army
Corps of Engineers' Regional Supplement to the Corps of Engineers Wetland Delineation Manual:
Western Mountains, Valleys, and Coast Region (Version 2.0). Upon completion of the delineation, a map
will be prepared showing the approximate boundaries of wetlands, streams and their associated buffers in
relation to the property boundaries and existing site features.
Phase I Estimated Budget $850.00
Phase II: Critical Areas Report
Grette Associates will prepare a report that summarizes the methods, findings and conclusions of the
delineation fieldwork. The report will also document the rating of the wetland and stream, and the
required buffer for each. The report will be prepared according to the requirements of the FWRC. It
should be clear that this report will be required for any land use application related to development or
redevelopment on the property.
Phase II Estimated Budget $2,450.00
Phase I and II Total Estimated Budget $3,300.00
Assumptions:
• Grette Associates has permission from the landowner to access all areas of the property pertinent
to the identification and delineation of critical areas.
• The map generated under Phase I will be an approximation of the wetland and stream boundaries
and buffer locations. No land surveying will be conducted as a part of this cost estimate.
• Should the applicant proceed with the purchase of the property, the full critical areas report will
be required for any subsequent land use applications.
