NOTES:
1. Prior to obtaining building permits(s) the owner shall obtain
a copy of the drainage plan from the Public Works Department
Subdivision File Number ILA90.PP11.
Each lot owner and their successor's shall be responsible for
controlling the storm water runoff created by this development, and
shall equally share in the responsibility of maintaining the
project's storm drainage system.
2. Downspout note: All building downspouts, footing drains and
drains from all impervious surfaces such as patios and driveways
shall be connected to the approved permanent storm drain outlets as
shown on the approved construction drawings No. ILA90.PP11 on file
with the City of Federal Way Public Works Department. This plan
shall be submitted with the application of any building permit.
All connections of the drains must be constructed and approved
prior to the final building inspection approval. (All individual
stub -outs shall be privately owned and maintained by the lot home
owner. Individual lot infiltration systems shall be constructed at
the time of the building permit and shall comply with the current
surface water design manual.)
3. Addresses shown heron were provided by the City of Federal Way
prior to this plat recording and are subject to change. Each lot 's
address will be confirmed by the City prior to the occupancy of the
dwelling on that lot. In some cases, two property address
notations have been shown for one lot. The address that will be
used will be dependent on the location of the driveway.
4. During the course of construction of any lot within this
subdivision, stub -out invert elevations for storm drainage and/or
sanitary sewer should be verified by the individual lot builder or
owner to provide the necessary slope from the proposed house.
5. This plat is subject to covenants, conditions and restrictions
contained in instrument recorded under Recording Number 880,3181106 ,
and as amended 8904050158, 8908311320, 8910230911, 9203172026 and
6. As shown on this plat tracts "C and D" are dedicated to the
City of Federal Way for detention and drainage purposes.
7. The 10 foot private drainage easement on the easterly side of
Lot 17 is for the use and benefit of the owners of Lots 17 and 18
for footing drains, building downspouts and drains from impervious
surfaces. Lot 17 shall be responsible for the cost of maintenance,
repairs or reconstruction of that portion of the drainage
facilities used in common.
B. Lot 18 shall maintain the drainage swale along the south
property line unless revisions are approved by the City of Federal
Wa Y.
9. DRAINAGE EASEMENT RESTRICTIONS: Structures, fill, or
obstructions (including but not limited to decks, patios,
outbuildings, or overhangs) shall not be permitted beyond the
building setback line or within drainage easements. Additionally,
grading and construction of fencing shall not be allowed within the
drainage easements shown on this plat map unless otherwise approved
by the City of Federal Way.
10. All lot corners and boundaries have been set with #4 rebar and
surveyor's cap marked A.C.E. Inc. 6907.
11. All lots adjoining an area or having area with a NGPE
restriction shall be provided with an acceptable boundary
delineation between the lot or portions of the lot and the area
restricted with the NGPE. The location of the delineation shall be
established by a professional land surveyor. Said boundary
delineation shall be in place prior to any grading or clearing of
the subdivision and remain in place until a dwelling is constructed
on the lot and ownership transferred to the first owner -occupant.
12. The 10 foot private drainage easement along the northerly line
of Lot 6 is for the use and benefit of the owners of Lots 5 and 6
for footing drains, building downspouts and drains from impervious
surfaces. Lots 5 and 6 shall be responsible for the cost of
maintenance, repairs or reconstruction of that portion of drainage
facilities used in common.
13. The 10 foot private drainage easement on the easterly side of
Lot 17 is for the use and benefit of the owners of Lot 17 and 18
for footing drains, building downspouts and drains from impervious
surfaces. Lots 17 and 18 shall be responsible for the cost of
maintenance, repairs or reconstruction of that portion of drainage
facilities used in common.
14. Planter Islands, if any, in the cul-de-sacs shall be
maintained by the Homeowners Association.
15. Lots 7, 17 and 18 should investigate for infiltration for
handling storm water runoff during the building .permit process.
16. Lots 15 and 20 shall get their access from S.W. 330th Court.
No access to 47th Avenue S.W. will be granted.
17. Owners of Lots 28 and 29 shall develop a private joint access. An
easement and design for the access shall be approved by the City prior to
issuance of any building permit on Lot 28 or 29. The owners of Lots 28
and 29 shall be equally responsible for the maintenance and repair of the
portion of the common use access.
18. Lot 32 shall be served by an on -site storm drainage infiltration
system.
19. That portion of Tract A to the east of the 50 foot buffer and the 15
foot Building setback Line may be developed and maintained by the
Stonebrook Homeowners' Association, of which Dash Pointe is a part, for
private recreational use subject to the homeowners obtaining all necessary
permits and approvals from the City.
20. The development of Lots 9-13 shall conform to the recommendations
included within the September 6, 1998 Revised Report Geotechnical
Engineering Services Stonebrook Lots 9 through 13, Federal Way, Washington
prepared by GeoEngineers for Tucci and Sons.
EASEMENTS PROVISIONS AND RESERVATIONS
An easement is hereby reserved for and granted to the City of
Federal Way and M. & T. Joint Venture for storm drainage, and an
easement is hereby reserved for and granted to Lakehaven Utility
District, Puget Sound Power and Light Company, Pacific Northwest
Bell Telephone Company, Washington Natural Gas Company, and Cable
Television Company, and their respective successors and assigns,
under and upon the front ten (10) feet (twelve feet on Lot 4)
parallel with anc adjoining the street frontage of all lots and
tracts in which to install, lay, construct, renew, operate and
maintain underground pipe, conduit, cables, wires, water meters and
fire hydrants with necessary facilities and other equipment for the
purpose of serving this subdivision and other property with
electric, telephone, gas and utility service, together with the
right to enter upon the lots and tracts c t all times for the
purposes herein stated. These easements entered upon for these
purposes shall be restored as near as possible to their original
condition. No utility lines shall be places or permitted to be
placed upon any lot or tract unless the same shall be underground
or in conduit attached to a building. Easements shall be restored
to prior condition by the Utility, in a timely fashion.
A private storm drainage easement is hereby reserved upon the
exterior ten (10) feet, parallel with and adjoining the street
frontage of all lots and tracts for the purposes of downspout and
footing drain connection to the storm drainage system. City of
Federal Way does not assume ownership or maintenance of the private
drainage system.
Easements reserved for and granted to Lakehaven Utility District
under and upon the easements shown on the plat and described herein
as "Water Easement" or "Sewer Easement" to install, maintain,
replace, repair and operate water and sewer mains and appurtenances
for this subdivision and other property together with the right to
enter upon said easements at all times for the purpose stated. No
building, wall, rockery, trees, or structure of any kind shall be
erected or planted, nor shall any fill material be placed within
the boundaries of said easement area. No excavation shall be made
within three feet of said water or sewer service facilities and the
surface level of the ground within the easement area shall be
maintained at the elevation as currently existing. Grantor
additionally grants to the grantee, the use of such additional area
immediately adjacent to sold easement area as shall be required for
the construction, reconstruction, maintenance and operation of said
water or sewer facilities. The use of such additional area shall
be held to a reasonable minimum and be returned to the condition
existing immediately before the property was entered upon by
grantee or its agents.

Dedication of a Native Growth Protection Easement (NGPE) conveys to

plant and animal habitat. The NGPE imposes upon all present and
