Window and Door Replacement at Mac's Plaza

Dear Mr. McMillin:
The City has completed a Process I review of the proposal submitted March 20, 2001, regarding
site improvements at the above referenced site. Specifically, you are proposing to replace a
damaged door and the adjacent window with a new metal -framed window and doorway unit at
Mac's Plaza.
Zoning for the subject site is Community Business (BC). Office and retail establishments are
permitted in the BC zone pursuant to Federal Way City Code (FWCC) Section 22-751.
The proposed project is not subject to Nonconformance requirements as set out in FWCC
Section 22-334, in that the value of the alteration associated with the proposed window and
door replacement is less than 50 percent of the assessed or appraised value of the existing
improvement.
The proposed project meets the requirements of Community Design Guidelines, in that the
project will use elements that are similar to the existing windows and doors.
The new door frame and window do not create new impervious area or change the use; do not
reduce required landscaping, buffering, open space, or public areas; do not change parking,
pedestrian connections, utilities, or easements; do not impact sensitive areas or significant
trees; and do not constitute a substantial change to the approved architectural design.

Therefore, based on the City's review, the door and window frame replacement is
administratively APPROVED. This decision shall not waive compliance with future City of Federal
Way codes, policies, and standards relating to this project site. The effective date of the
decision is April 8, 2001. Pursuant to FWCC Section 22-356, any person who received notice
of the administrative decision may appeal the decision to the Federal Way Hearing Examiner by
Apriii;2,.2, 2001. In that you are the only party of record to this proposai, you may waive your
right�ppepl. ale City must receive this waiver in writing. If you choose to waive your right
to ap , you could begin work on the project on April 9, 2001, provided you have obtained
the necessary building permit for the proposal by that date.
The total hourly Process I fee for this project is $48.00. This amount is subtracted from the
$48.00 application fee paid at the time of project submittal. As such, there is no outstanding
balance.
