Dear Ms. Vandewater:
On May 1, 2017, the City of Federal Way's Department of Community Development received
your zoning inquiry regarding parcel numbers 215465-0060-09, 215465-0090-03, 215465-0110-
09, and 215465-0120-07. The following information addresses questions included in the request.
The current zoning for the subject property is zoned "Office Park 1" (OP-1), and is subject to the
Concomitant Pre -Annexation Agreement 94-102 between Weyerhaeuser Company and the City
of Federal Way adopted on August 23, 1994.
The subject property is currently regulated pursuant to Concomitant Agreement 94-102, Section
IIIA. I through 10, Office Park (OP), the agreement which permits the following uses:
■ Offices
• Medical facilities, clinics
■ Researching, development and testing
• Production and light assembly of goods, subject to process II review, Chapter 22 of the
FWC, when such facility is within 200 feet of a single-family zone
• Conference center
• Public transit shelter
• Government facility
• Parks
• Churches
■ School facilities
All of the uses and structures that exist on the property meet requirements within Title 19,
Zoning and Development Code of the Federal Way Revised Code.

in connection with its proposed purchase of the Property from Federal Way Campus, LLC. In
furtherance of my conversation with Mark Orthmann, we wish to clarify some confusion that has 0
arisen with regard to the zoning applicable to the Property and also satisfy certain requirements of °
the title company to enable it to issue a title insurance policy in the form required by DaVita.
