The zoning for the subject site is Office Park (OP). According to Federal Way Revised Code (FWRC) 19.125.180, outdoor storage containers for permanent accessory storage are allowed in the OP zone. The City has completed a Process 1 review and hereby conditionally approves the proposed storage container. Pursuant to FWRC 19.125.170(3)(b), the director may determine that the required landscape screening is not necessary because the use or stored materials are not visually obtrusive. After reviewing the site, the required 100 percent sight -obscuring screening around the storage containers is not necessary because the use is not visually obtrusive to surrounding properties. The storage container is located in the south parking lot, bordered by parking stalls on the North, South, and East, and a fence with solid tree screening to the West. There is minimal visibility of the container from the right-of-way or from neighboring properties. The Director of Community Development Services hereby waives the screening requirement. The storage containers are hereby conditionally approved with the following conditions: The storage containers must be painted to match the adjacent building per FWRC 19.125.180(3)(d). The effective date of this decision is November 26, 2010, or three days from the date of this letter. Pursuant to FWRC 19.55.050, any person who received notice of the administrative decision may appeal the decision to the Federal Way Hearing Examiner by December 10, 2010. Any appeal must be in the form of a letter delivered to the Department of Community Development Services with the established fee. The appeal letter must contain a clear reference to the matter being appealed and a statement of the alleged errors in the Director's decision, including the identification of specific findings and conclusions made by the Director disputed by the person filing.
