Project Narrative:
Overview: The existing facilities on this property consist of 32 apartments in a 3-building
configuration. The buildings were originally constructed in 1964 and are wood framed with a flat built up
roof. The roof for all 3 buildings has exceeded its life expectancy and is in need of replacement. The
owner proposes to replace the roof and reslope the roof toward the front of the buildings (toward the
parking lot).
Existing Roof: The roof presently slopes toward the back of the buildings to a gutter with downspouts
that daylight at splash blocks. From this point the water works its way to the open swales to the west.
New Roof: The existing roof would be demolished and removed and a new roof would be added that
slopes 4:12. The new roof layout would slope to the front of the building to a gutter that connects to
tightlines by downspouts. The tightline would daylight to the same Swale that the existing water flow
goes to.
