This email outlines current conditions, demolition debris, enclosure information, compactor screening, planning assistance, and services the City provides to businesses. Please contact me if you have questions regarding the following. Waste Management is the company that provides scheduled garbage services in Federal Way, and they report no existing service is in place for this address. I haven't visited the site, but understand that a garbage compactor remains on site? If it is full of garbage and has not been emptied for some time, it would be advisable to have it emptied. You may make arrangements for this by contacting Waste Management at 800.592.9995. If you plan to remodel, you (or your contractors) may use any service provider to haul the demolition and construction debris. A list of companies is attached, sourced from the King County 'What Do I Do With' on-line database. One element in your site plan that seems to be missing is an exterior enclosure for screening waste containers. Since you will have a variety of businesses on site, they may generate recyclables, fryer oil, medical waste, compostables/vegetative waste, or other materials in addition to garbage. If you intend to move away from using the compactor, you should consider planning for an enclosure large enough to house the containers needed for the array of garbage and recyclable materials these businesses will generate. Even if the site will continue to use a compactor for garbage only, it may still be appropriate to build an enclosure for the other container types. As far as screening for compactors themselves, in new development they are typically screened by a high wall. If you no longer plan to use the compactor, this would be a non -issue. FWRC states a facility of 65,000+ square feet would require an enclosure for recycling containers of approximately 200 square feet. If tenants will arrange for their own services it may need to be larger— although many plazas end up with shared services to reduce unit service costs and reduce the number of containers or dumpsters needed. Please see the attached .pdf for information on locating the enclosure, gate size, landscaping, etc. Most developers place the enclosure at the back of the building where staff can access containers and the hauling companies have direct access to dumpsters. Not knowing if the site has parking spaces to spare, it may make sense to repurpose the three parking spaces on the NW corner of the property for the enclosure, with the gates opening to the east so a truck can access it directly along the north alley. You may prefer other locations based on how you plan staff entrances and loading dock/delivery access. I'd be happy to assist you with options, as would the Waste Management contact (Joey Pellecchia) listed in the attached .pdf. As the redevelopment is completed, the City would also be happy to assist the businesses with starting recycling programs. We offer no -cost consulting and interior recycling collection containers, as well as staff training, so please keep this in mind for the future. Most of tenants are professional business offices, retail stores and a few restaurants. Medical offices are dental clinic, chiropractic, acupuncture offices, I don't think they will have medical waste and we need to go thru the state level medical waste program. Planning requires changes to the site plan in order to implement the requirements of the land use approval on the commercial building permit documents (so they reflect the same proposal), as the inspectors will use those documents. Here is an electronic version of that commercial building permit comment letter. I believe the CO was put on hold until the appeal period for the Use Process I- Site Plan Approval ended. I will contact the building plan reviewer, as planning's required revisions will not impact anything structurally as they are mostly site improvements. Mr. Kim, could you speak to what will be done with garbage disposal as the building will be re -tenanted? During a site visit I saw that there are dumpsters in the rear? I believe you showed medical services on the floor plan too, I am not sure about the requirements for arranging for medical waste pick-up? Rob Van Orsow coordinates garbage requirements.
