One revision to my previous email. The city reduces the school impact fee by half within the following geographic
boundary. Since Argyle Apartments are just outside of this area, they are required to pay the full impact fee —approximately
$21,090 per new multifamily unit.

The Argyle Apartments were constructed while the project site was iIthe ng CountyJUri sdiction. Well after
construction was completed, the finished property was annexed to the City of Federal Way.
Parking Analysis
The parking ratio required by King County at the time of construction was less than what is currently required by
the City of Federal Way.
The project proposal is to add a one bedroom unit to the interior of the existing recreation building, necessitating
a change of occupancy for a portion of the existing building.
We are proposing to add two parking stalls to the property to accommodate the parking needs of this new one
bedroom dwelling.
Based on my recent site visit, I confirmed that there are currently no designated compact stalls on site. The
attached site illustration shows where we can re -stripe existing parking area to create compact parking and add
two stalls. The Federal Way code allows up to 40% of the parking stalls to be sized and marked as compact
stalls. The compact parking stalls being created fall well below this threshold.
Open Space Narrative
The unit to be added to the project will be located within the existing Recreation Building. Repurposing an
existing maintenance storage room. This space is located on the second floor of the building, on the South side.
The unit will overlook the existing swim pool.
New parking for this unit will be located within the existing asphalted parking area. See above description and
attachment.
There will be no building footprint or roofline expansion for this project. None of the existing -open spaces
within the project will be impacted. There will be no reduction in the recreational facilities presently on site, as
the new unit will be located in an accessory use area, utilized for site maintenance and storage which is no longer
required.
