construction, on brochures, advertising, or any other purpose without written consent of
A.R.BERGMAN DRAFTING & DESIGN LLC. This plan may not be knowingly furnished to
others for such purposes.
a. The right of building only one structure from the plan you have purchased is granted
exclusively to the owner and their building contractor. Unlawful reproduction of this plan
absolves A.R.BERGMAN DRAFTING & DESIGN LLC from all responsibility as to the
accuracy of the drawings. And we may take suitable legal action against the copier
under copyright laws.
b. If any building is constructed from this plan other than the one for which the plan was
purchased, we have the right according to copyright law to recover the value of the
building less the cost of construction.
CODES AND STANDARDS
All workmanship is to be of a standard equal in all respects to good building practice.
At the time of preparation, this plan was drawn in accordance with the current editors
of the IRC 2015. It is the responsibility of the owner builder to insure that changes to the
code are complied with and all amendments are incorporated in the construction of this
plan. All work shall conform to local building codes and by laws that may take
precedence.
Prior to proceeding with construction, the builder must verify all information,
dimensions, and specifications of this plan. Written dimensions always take precedence
over scaled measurements.
Any variances from the structural drawings or specifications or from conditions
encountered at the job site shall be resolved by the owner builder and such solutions
shall be their sole responsibility.
The owner builder shall be responsible for the correct siting of the house on the property
and for confirmation of all requirements for siting. A.R.BERGMAN DRAFTING & DESIGN
LLC can accept no responsibility for plans not complying with the local side yards and
setbacks of a specific piece of property.
The owner builder to supply all mission missing dimensions on site plan, also elevations
of lot, legal description, north direction, main streets and location of services.
A.R.BERGMAN DRAFTING & DESIGN LLC shall not be responsible for conditions such as
soil bearing capacity, depth of frost penetration, water table, buried structures, etc.
A.R.BERGMAN DRAFTING & DESIGN LLC does not assume liability for any errors or
omissions prior to commencement of construction.
Any variances from the structural drawing and specifications are the sole responsibility
of the owner builder. A.R.BERGMAN DRAFTING & DESIGN LLC shall not be responsible
for any such variance made or advised by any official, builder, or other person and any
such variance nullifies any responsibilities that A.R.BERGMAN DRAFTING & DESIGN LLC
may have with respect to this plan or consequent construction.
All requirements weather general or specific, shall be interpreted in conjunction with all
other information appearing in the drawings and specifications.
CONCRETE & FOUNDATIONS
All concrete to have a minimum compressive strength of 3000 PSI at 28 days
Concrete footings must be placed on undisturbed or compacted soil per IRC. Footings
shown on these drawings have been designed for soil bearing capacity of 1500 PSF.
Unless otherwise shown or noted, concrete coverage for reinforcing bars to face of bar
shall be as follows:
1- concrete in contact with earth uniformed - 3 inches
2- Concrete in contact with earth formed - 3 inches
3- Wall, exterior face - 2 inches
4- Wall, interior face - 3/4 inches
5- Structural slabs 3/4 inches
All reinforcements shall be positioned into concrete as per engineers details.
Inserts shall be well secured in position prior to placing concrete.
Refer to structural engineers notes for additional information.
FRAMING
Roof design load (Live and Dead) - 25 PSF
Floor design load (Live and Dead) - 40 PSF
Balcony deck design load (Live and Dead) - 60 PSF
Stair (Live and Dead) - 200 psf
Framing lumber shall be number two (2) Douglas Fir unless otherwise specified on plan. All beam and lintel sizes shown on the
drawing are based on number two (2) Douglas Fir unless otherwise specified.
Floor and roof sheathing to be laid continuous over two or more spans and face perpendicular to supports. Allow min. space 1 /16"
between end joints and 1 /8" between edge joints for expiation and contraction of panels.
Joists are to be doubled under parallel partitions.
Joists shall be placed to accomodate heating and plumbing etc.
All headers and trimmers to comply with IRC 2015.
Refer to structural engineers notes for additional information.
Owner builder to obtain certifigate from manufacturer of floor trusses, roof trusses, and glu-lam beams
Wood in contact with concrete shall be pressure treated.
New dimensions are from face of stud.
ROOFING
All roofing shall be applied according to the manufacturers recommendations.
Trusses:
Truss manufacturer shall furnish shop drawings showing calculations , all truss conditions connections and spacing. Design
roof load as per truss manufacturers engineer. No truss shall be field modified without prior approval of building department.
SHEET METAL
Provide and install sheet metal ducts from all hoods and exhaust fans outside
All required flashing to be 26 gauge galvanized metal unless otherwise specified.
PLUMBING
Provide and install plumbing and fixtures as indicated on plans according to local plumbing codes.
ELECTRICAL/ HEATING
Installation of entire heating system shall comply with manufacturers directions when applicable and conform with local
building codes and regulations in all respects.
Installation of all electrical items must comply with local electrical codes and regulations and with local electrical power
supply regulations in all aspects.
Outlet locations shown on plans comply with or exceed National Electrical Code requirements and are to be used as a guide
only. Adjust according to owner and local authorities requirements.
Approved heat smoke detectors to be installed as required per IRC 2015
GLASS
Glass weights to comply with IRC 2015
If glass sliding patio doors are installed, they must be of tempered glass.
Glass other than safety glass shall not be used for a shower or bathtub enclosure. All work shall comply with IRC 2015

CABINETS
Field verify all cabinet dimensions prior to fabrication.
Kitchen counter top should be 36" / 42" with 4" splash.
Bath or counter top should be 30" with 4" splash and return.

Material notes and specifications on the drawings shall take precedence
over the specifications
All edges of rescue windows from sleeping rooms have a minimum net
opening of 5.7 sq. ft. and a minimum height of 24" minimum width shall be
20" egress and rescue from sleeping rooms shall have a sill height of not
more than 44"
MISCELLANEOUS
Caulk over and around all exterior openings using non hardening caulk compound.
Flash all changes of material on exterior walls.
Flash over all exterior openings.
All siding or stucco to be a minimum of 6" above finished grade.
All balcony railings to be 36" in height. Maximum spacing between vertical members
such that a 4" diameter sphere can not pass through
Floor finishes, bathroom vanities, backsplash, and kitchen cabinets to meet
specifications of owner builder.
Coat closets should have at least one rod and shelf. Linen shelf shall have 5
adjustable shelves whenever possible.
Ceramic and plastic tiles installed on walls around bathtubs or showers shall be
applied over moisture resistant backing.
All nails used in the exterior trims or sidings shall be galvanized or aluminum.
Use cooler nails at 7" o.c. on all studs, plates, and blocking use 5d nails with 1/2"
wallboard and 6d nails with 5/8" unless otherwise noted.
Type and thickness of gypsum wall board as per drawings, all work to meet with
manufacturers requirements.
Ceiling insulation may be loose fill type or batt type, wall and floor insulation must be
batt type.
Walls and ceilings between residence and attached garage shall be insulated.
Insulation requrrments may vary with heating system and local conditions. Please
check with local authorities.
All roof spaces shall be ventilated with soffit roof or gable vents or a combination of
these equally distributed between the top or roof space and soffits.
All ventilation of crawlspace and roof spaces to conform to IRC 2015 RECEIVED
