THE OBTAINING APPROVALS TO PROCEED AND COMPLETE THE WORK SHALL BE PAID FOR BY
THE CONTRACTOR.
3. DO NOT SCALE DRAWINGS OR DETAILS. USE GIVEN DIMENSIONS. CHECK DETAILS FOR LOCATION
OF ALL ITEMS NOT DIMENSIONED ON THE PLANS. DIMENSIONS ON THE PLANS ARE TO FACE OF
GYPSUM WALL BOARD UNLESS NOTED OTHERWISE.
4. THE CONTRACTOR SHALL COORDINATE ALL PORTIONS OF THE WORK AS DESCRIBED I
N THE CONTRACT DOCUMENTS. NOTIFY THE ARCHITECT FOR RESOLUTION OF ALL
DISCREPANCIES PRIOR TO CONSTRUCTION- CONTRACTOR TO VERIFY ALL DIMENSIONS AND
STRUCTURAL MEMBER SIZES PRIOR TO CONSTRUCTION AND TO INFORM ARCHITECT OF ANY
DISCREPANCIES IN THE DRAWINGS OR FROM THE CODES. ANY PERCEIVED DISCREPANCIES ON
THESE PLANS, OR ANY MITIGATING BUILDING OR SITE CONDITIONS THAT MAY AFFECT PROJECT
COSTS, ARE TO BE BROUGHT TO THE ATTENTION OF THE CLIENT -OWNER TEAM AND THE
ARCHITECT. SUCH DISCREPANCIES OR MITIGATING CONDITIONS WILL BE ADDRESSED, IF
NEEDED, BY THE ARCHITECT OR THE CLIENT -OWNER TEAM FOR THE BENEFIT OF ALL BIDDERS
INVOLVED. THE ARCHITECT WILL NOT BE RESPONSIBLE FOR UNREPORTED DISCREPANCIES OR
MITIGATING CONDITIONS AFTER CONSTRUCTION ESTIMATES OR BIDS ARE SUBMITTED. THE

4. ALL PERMITS INCLUDING BUT NOT LIMITED TO THE FIRE SPRINKLER AND ALARM SYSTEMS,
MECHANICAL AND ELECTRICAL TO BE'FILED SEPARATELY. TENANT'S CONTRACTOR IS
RESPONSIBLE FOR PHONE/DATA AND/OR SECURITY PERMITS.
5. VERIFY FIELD CONDITIONS PRIOR TO COMMENCEMENT OF EACH PORTION OF THE WORK.
6. ALL GYPSUM BOARD PARTITIONS SHALL BE TAPED, SPACKLED AND SANDED SMOOTH WITH NO
VISIBLE JOINTS (MINIMUM TO LEVEL 4 FINISH FOR INTERIOR USE SPACES WHERE ADDITIONAL
FINISHES INCLUDING BUT NOT LIMITED TO PAINT WILL BE APPLIED). PATCH AND REPAIR ALL
AFFECTED SURFACES TO MATCH ADJACENT OR ADJOINING SURFACES WHERE REQUIRED. ALL
SURFACES SHALL BE ALIGNED.
7. DOOR AND CASED OPENINGS WITHOUT DIMENSIONS ARE TO BE 4" FROM FACE OF ADJACENT
WALL OR CENTERED BETWEEN WALLS, UNLESS NOTED OTHERWISE.
8. ALL FLOORS SHOULD BE LEVEL AND NOT VARY MORE THAN 1/4" IN 10'-0" THE CONTRACTOR
SHALL NOTIFY THE ARCHITECT OF ANY CONDITIONS THAT DO NOT MEET THE STANDARD.
MODIFY EXISTING SUBSTRATE AS REQUIRED TO RECEIVE NEW FLOORING MATERIALS THUS
PREVENTING NOTICEABLE LUMPS OR DEPRESSIONS. CONTRACTOR TO PROVIDE FLOOR
LEVELING AS MAY BE REQUIRED AT SLIDING DOORS, RELITES WITHOUT BASE, CABINET WORK
AND OTHER LOCATIONS REQUIRING LEVEL SUBSTRATE. FEATHER CHANGES IN ELEVATION
OVER SUFFICIENT AREA TO LIMIT TRANSITION SLOPE TO 1/8" PER FOOT.
9. CONTRACTOR TO VERIFY AND ADHERE TO ALL BUILDING STANDARDS. ANY CHANGES TO SAME
SHALL BE SUBMITTED TO THE OWNER AND THE ARCHITECT IN WRITING FOR APPROVAL.
10. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH THE HIGHEST STANDARD OF
WORKMANSHIP IN GENERAL AND WITH SUCH STANDARDS AS ARE SPECIFIED. ALL WORK SHALL
BE ERECTED AND INSTALLED PLUMB, LEVEL, SQUARE AND TRUE.
11. CONTRACTOR SHALL SUBMIT SAMPLES OF ALL FINISHES OF SUCH SIZE AND NUMBER THAT
THEY REPRESENT A REASONABLE DISTRIBUTION OF COLOR RANGES AND PATTERNS PRIOR TO
INSTALLATION FOR THE ARCHITECT'S APPROVAL. CONTRACTOR SHALL PROVIDE SHOP
DRAWINGS AND PROJECT DATA FOR ARCHITECT'S APPROVAL. ALL MATERIALS INDICATED TO
MATCH EXISTING SHALL DO SO WITH RESPECT TO SIZE, SHAPE, COLOR, TEXTURE, PATTERN,
QUALITY AND METHOD OF INSTALLATION INSOFAR AS PRACTICAL AND SHALL BE APPROVED BY
THE ARCHITECT BEFORE INSTALLATION. ON ALL SPECIAL ITEMS REQUIRING CUSTOM
FABRICATION. CONTRACTOR TO PROVIDE SHOP DRAWINGS FOR HVAC, CARPET SEAMING,
LIGHTING AND CASEWORK.
14. ALL FIREPROOFING DISTURBED DURING CONSTRUCTION SHALL BE REPLACED TO MATCH
EXISTING ADJACENT FIRE PROTECTION LEVELS. (THIS IS TO INCLUDE REQUIRED LABELING,
APPROVALS AND TESTING)
15. ALL GLASS SHALL BE CLEAR, TEMPERED GLASS, UNLESS OTHERWISE NOTED, GLAZING TONG
MARKS SHALL NOT BE VISIBLE. CLEAN AND POLISH ALL GLASS PRIOR TO PROJECT DELIVERY.
WHERE BUTT JOINED GLASS IS CALLED FOR, USE CLEAR SILICON SEALANT BETWEEN JOINTS
UNLESS OTHERWISE NOTED.
16. CONTRACTOR SHALL PROVIDE 18 GA SHEET METAL BACKING IN PARTITIONS FOR ALL WALL -
MOUNTED FIXTURES AND DEVICES UNLESS INDICATED OTHERWISE ON THE DRAWINGS. ALL
MILLWORK IS TO BE FASTENED TO THE PARTITION. VERIFY BLOCKING LOCATIONS FOR ALL
MILLWORK NOT SUPPORTED BY FLOOR OR ABOVE 4'-0" HT. ALL CONCEALED LUMBER AND
BLOCKING TO BE FIRE TREATED.CONTRACTOR TO REFER TO MILLWORK SHOP DRAWINGS FOR
SPECIFIC DETAILS FOR COORDINATION BETWEEN DRYWALUMILLWORK CONDITIONS.
17. CONTRACTOR SHALL COORDINATE ALL OPERATIONS WITH THE OWNER, INCLUDING AREAS FOR
WORK, MATERIALS STORAGE, AND ACCESS TO AND FROM THE WORK SITE AND SPECIAL
CONDITIONS SUCH AS TIMING OF THE WORK, NOISE, AND INTERRUPTION OF MECHANICAL AND
ELECTRICAL SERVICES. DISRUPTIVE WORK SHALL BE SCHEDULED AT LEAST ONE WEEK OR A
MUTUALLY AGREED UPON TIME AHEAD OF THE TIME WORK IS TO COMMENCE. NOTIFY THE
OWNER OF ANY SCHEDULE CHANGES.
18. ALL WORK SHALL BE CONSTRUCTED OR APPLIED IN ACCORDANCE WITH THE MANUFACTURER'S
WRITTEN DIRECTIONS OR RECOMMENDATIONS.
19. CONTRACTOR INITIATED CHANGES SHALL BE SUBMITTED IN WRITING TO THE OWNER /
ARCHITECT FOR APPROVAL PRIOR TO FABRICATION OR CONSTRUCTION.
20. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL REQUIRED SAFETY PRECAUTIONS AND THE
METHODS, TECHNIQUES, SEQUENCES OR PROCEDURES REQUIRED TO PERFORM THE WORK..
21. CONTRACTOR TO COORDINATE FRAMING LAYOUT WITH ELECTRICAL AND MECHANICAL
PLAN. TENANT (OR TENANT'S VENDOR) TO PROVIDE AND INSTALL THE TELEPHONE AND DATA
COMMUNICATION CABLING. CONTRACTOR TO COORDINATE SCHEDULING AND OTHER
REQUIREMENTS WITH TENANT (OR TENANT'S VENDOR).
22. ALL LAY -IN ACOUSTICAL CEILING GRIDS AND LIGHTING INSTALLATIONS SHALL BE INSTALLED
AND SECURED PER THE 2018 I.B.C. STANDARDS FOR EARTHQUAKE ZONE D, ASTM C635, C636,
ASTM E 580/E 580M AND THE NORTHWEST WALL AND CEILING BUREAU (NWCB) TECHNICAL
DOCUMENT SUSPENDED CEILINGS 401, DATED DECEMBER 2017.
23. IF THE BUILDING STANDARDS ARE INCONSISTENT FOR DOORS, RELITES,
HARDWARE RELITE FRAMES OR OTHER STANDARD DETAILS, THEN CONTRACTOR MUCH NOTIFY
THE ARCHITECT AND THE OWNER PRIOR TO CONSTRUCTION.
24. THE FLOORS MAY BE OCCUPIED DURING CONSTRUCTION. THE CONTRACTOR SHALL PROTECT
ALL PERSONNEL AND VISITORS TO THE SITE FROM HARM AND INJURY. BARRIERS SHALL BE
INSTALLED AS REQUIRE TO PROTECT EQUIPMENT INSTALLED DURING CONSTRUCTION.
CAREFULLY MAINTAIN AND PROTECT MONUMENTS, BENCH MARKS AND THEIR REFERENCE POINT
FROM BEING DISTURBED OR DESTROYED AND REPLACE AS REQUIRED.
25. COORDINATE WITH SUB -CONTRACTORS THE LOCATIONS OF ELECTRICAL AND VOICE/DATA
OUTLETS, PLUMBING AND OTHER DEVICES WITH LAYOUT AND DESIGN OF CUSTOM CASEWORK
ALL CASEWORK SHALL CONFORM TO AWI CURRENT STANDARDS.
26. EXISTING WORK DAMAGED AS A RESULT OF WORK DONE UNDER THIS CONTRACT SHALL BE
REPAIRED TO ORIGINAL CONDITION AND FINISHED TO MATCH ADJACENT FINISHES, SUBJECT TO
OWNERS OR ARCHITECT'S APPROVAL, AND AT NO ADDITIONAL COST TO OWNER.. ALL
REPLACEMENT MATERIALS REQUIRED TO MATCH EXISTING MATERIALS SHALL DO SO WITH
RESPECT TO TYPE, PATTERN, TEXTURE, SIZE, SHAPE, COLOR AND METHOD OF INSTALLATION,
INSOFAR AS IS PRACTICAL AND SHALL BE APPROVED BY THE ARCHITECT OR THE OWNER.
27. ALL EXISTING MECHANICAL AND ELECTRICAL EQUIPMENT AND SERVICES DISRUPTED DURING
CONSTRUCTION SHALL BE RESTORED AND REPLACED UNLESS NOTED OTHERWISE. FIRE/LIFE
SAFETY SYSTEMS ARE TO BE CONTINUOUSLY MAINTAINED DURING CONSTRUCTION.
INSTALLATION OF MECHANICAL, ELECTRICAL, AND STRUCTURAL SYSTEMS WILL REQUIRE
OPENING OF SOME EXISTING WALLS, CEILING OR FLOOR CAVITIES. THE CONTRACTOR SHALL BE
RESPONSIBLE FOR THE REPAIR OF THESE OPENINGS TO MATCH EXISTING ADJACENT SURFACES
UNLESS OTHERWISE NOTED. FILL ALL HOLES AND VOIDS IN FLOORS, WALLS AND CEILINGS
WHICH RESULT FROM THE WORK AND REMOVAL OF EXISTING MATERIAL AND EQUIPMENT BY
THIS CONTRACT. PATCH AND REPAIR ALL AREAS TO MATCH ADJACENT FINISHES, MATERIALS
AND LEVELS OR PUT IN THE PROPER CONDITION TO RECEIVE THE FINISH INDICATED.
28. MECHANICAL AND ELECTRICAL FIXTURES, OUTLETS, ETC, WHEN SHOWN ON THE
ARCHITECTURAL DRAWINGS ARE FOR LOCATIONS INFORMATION ONLY. MECHANICAL AND
ELECTRICAL ARE DESIGNED BY OTHERS,. ALL CIRCUITING COORDINATION TO BE BY OTHERS.
29. ANY CHANGE IN LIGHT FIXTURE PLACEMENT DUE TO INTERFERENCE OF MECHANICAL OR
STRUCTURAL COMPONENTS MUST BE APPROVED BY THE ARCHITECT OR BUILDING
MANAGEMENT/OWNER'S PROJECT MANAGER.
30. WHEN APPLICABLE, CONTRACTOR TO PROVIDE DRAWINGS FOR THE ARCHITECTS APPROVAL
SHOWING THE LOCATIONS OF ALL THERMOSTATS, GRILLES, DIFFUSERS, FIRE AND SMOKE
DETECTION DEVICES INCLUDING SPRINKLERS, FIRE EXTINGUISHERS AND HOSE CABINETS,
PLUMBING AND PLUMBING EQUIPMENT.
31. CONTRACTOR SHALL PROVIDE FOR ALL WORK REQUIRED TO MAINTAIN COMPLIANCE WITH
LOCAL FIRE CODES. PROVIDE ALL REQUIRED SHOP DRAWINGS AND APPROVALS. CONTRACTOR
IS RESPONSIBLE FOR PROVIDING FIRE ALARM SYSTEM AUDIBILITY.
32. WHEN APPLICABLE AND PRESENT AS WINDOW COVERS, CONTRACTOR TO CLEAN AND REPAIR
ALL PERIMETER BLINDS AS REQUIRED TO BE IN A FULLY FUNCTIONING AND OPERATIONAL
MANNER. CONTRACTOR TO NOTIFY OWNER IMMEDIATELY IF BLINDS NEED REPLACING.
33. MOISTURE TEST -REQUIRED FOR ALL ON GRADE SLAB CONDITIONS DURING THE CONSTRUCTION
ESTIMATING/BUDGETING PROCESS. THE GC SHALL BE RESPONSIBLE FOR OBTAINING FROM THE
BUILDING OWNER DOCUMENTATION AS TO THE VAPOR EMISSION RATE (MOISTURE TEST) FOR
ALL ON GRADE SLAB CONDITIONS. THIS INFORMATION SHOULD THEN BE IMMEDIATELY SHARED
BETWEEN THE ARCHITECT, THE FLOORING REPRESENTATIVE AND THE FLOORING
SUUB-CONTRACTOR FOR REVIEW AND APPROVAL OF APPLICABLE MATERIALS AND ANCILLARY
INSTALLATIONTINISH PROJECTS. IF NO MOISTURE TEST CAN BE FURNISHED OR IF THE FINDINGS
ARE IN QUESTION, THE GC SHALL PERFORM THE FOLLOWING TESTS:
CALCIUM CHLORIDE MOISTURE IN ACCORDANCE WITH THE LATEST EDITION OF ASTM F 1869
STANDARD TEST METHOD FOR MEASURING VAPOR EMISSIONS RATE OF CONCRETE SUB -FLOOR
USING ANHYDROUS CALCIUM CHLORIDE. PROVIDE A WRITTEN REPORT TO THE ARCHITECT AND
THE OWNER AS NOTED.
OR
PROVIDE A PH PENCIL TEST AT ALL FLOORS WITHIN THE SCOPE OF WORK PROVIDE A WRITTEN
REPORT TO THE ARCHITECT AND THE OWNER AS NOTED.
IF REQUIRED, BY THE CALCIUM CHLORIDE TEST, A WATERPROOF MEMBRANE SHALL BE
APPLIED TO ALL FLOORS WITHIN THE SCOPE OF WORK. THE WATERPROOF MEMBRANE SHALL BE
APPROPRIATED FOR EACH FINISH FLOORING APPLICATION AS SPECIFIED BY THE FLOORING
MANUFACTURER VIA THE ARCHITECT. A LICENSED INSTALLER SHALL BE UTILIZED FOR
INSTALLATION/APPLICATION OF EACH SPECIFIC MEMBRANE AS APPLICABLE TO THE FINISH
FLOORING PRODUCT AND WRITTEN WARRANTY SHALL BE PROVIDED DOCUMENTING STRICT
CONFORMANCE TO THE SPECIFIED MFG INSTALLATION REQUIREMENTS TO ENSURE AND UPHOLD
ALL PERFORMANCE AND LIFE CYCLE GUARANTEES.
34. FOR CONCRETE SLAB ON GRADE REPAIRS - SCOPE LESS THAN 100 SF: WHEN CONCRETE SLAB
ON GRACE INFILL AND TRENCHING MUST OCCUR, THE CONTRACTOR SHOULD CONDUCT THE
APPROPRIATE UNDER THE SLAB INVESTIGATIONS NECESSARY TO INSURE THE LOCATION OF
EXISTING UTILITIES OR OTHER OBSTRUCTIONS THAT SHOULD NOT BE DAMAGED. SAW CUT SLAB
AT REQUIRED AREA(S) AND PULL BACK THE EXISTING VAPOR BARRIER, IF PRESENT, AND
PROTECT FOR REINSTALLATION. EXECUTE THE REQUIRED UNDER THE SLAB WORK INCLUDING
THE EXCAVATION, BACKFILL, AND RE -COMPACT THE AREA WITH THE PREVIOUSLY HELD
MATERIALS OR PROVIDE NEW TO COMPLY WITH THE ASTM D 1557 TEST PROCEDURE. REINSTALL
