Both of the above mentioned parcels are zoned single-family with a density of 15,000 square feet per home. The house located on parcel 3210200082 does not fit the density requirements of 15,000 square feet per home. Pursuant to Federal Way Revised Code (FWRC) 19.30.200, in the event of a rebuild, if the house on parcel 3210200082 is damaged by sudden accidental cause, that use or development, including associated improvements, may be reconstructed if it meets the following requirements: (1) The use or development, including associated improvements, as reconstructed, is not any more nonconforming than it was immediately prior to the damage. (2) The applicant applies for building and any land ue e permits to reconstruct the damaged improvement avithin six months of the date of the damage and reconstructs the improvement pursuant to such permits. You are allowed a 100 percent rebuild of your home as -is as long as you are not in the right-of-way or a critical area, but no additions can be added as part of the rebuild. It should be noted that both parcels are in erosion and landslide hazard areas, two concerns that will be addressed by the city in the occurrence of a rebuild application. Supplemental to the existing home, you have the capacity to build a new home on parcel 3210200500 as the parcel meets the density requirements.
