Dear Mr. Goodwin:
The City of Federal Way is in receipt of your Lot Line Elimination (LLE) application submitted on March
14, 2018. The applicant proposes to eliminate a boundary line between two (2) existing tax parcels prior
to the development of a new single family residence on the site. Pursuant to Federal Way Revised Code
(FWRC) 18.15.050(1)(a), the City is required to notify the applicant within 28 days and determine
whether all information and documentation required for a complete application has been submitted.
COMPLETE APPLICATION'
Please consider this correspondence as a Letter of Complete Application. The application is deemed
complete as of March 20, 2018, based on a review of your submittal relative to those requirements as set
out in FWRC 18.15.030. The submittal requirements are not intended to determine if an application
conforms to the City of Federal Way codes; they are used only to determine if all required materials have
been submitted.
TECHNICAL COMMENTS
The following comments will need to be addressed prior to approval of your application:
1. The revised exterior parcel lot lines should be shown as heavy, solid lines while interior lines to
be removed are shown as light, dashed lines.
2. Fill out the enclosed lot line elimination and restrictive covenant and have it notarized by all
vested owners.
RECORDING
Once the revisions are made, please provide two copies of the LLE drawing, with the enclosed
resubmittal form, to the City's Permit Center. When approved, the LLE documents shall be recorded by
the applicant. Pursuant to FWRC 18.15.070, all lot line eliminations shall be recorded with the King
County division of elections and records. Please return one conformed copy to the city immediately after
recording. If the county recording process necessitates revisions to the LLE, you must request and receive
approval of any change from city staff prior to recording.

2. Restrictive Covenant. Upon recordation of this Lot Line Elimination and upon any
subsequent improvement to the Properties, the Property Owner acknowledges that the Properties are no
longer separate lots and accordingly, cannot be individually assigned, transferred or conveyed to any
party or entity, unless in compliance with all applicable federal, state and local laws, regulations, codes
and rules, including, without limitation, all subdivision requirements. This Lot Line Elimination shall not
eliminate, remove or impact in any manner any easements, encroachments or other restrictions of records.
3. Binding Effect. This Lot Line Elimination and Restrictive Covenant shall run with the
land, touch and concern the land, and be binding upon and inure to the benefit of the Property Owner's
successors in interest, heirs and assigns.

1. The term mortgage, when used herein, shall include deed of trust, trust deed, or other security instrument.
2. If the proposed Insured has or acquired actual knowledge of any defect, lien, encumbrance, adverse claim or other matter affecting the estate or
interest or mortgage thereon covered by this Commitment other than those shown in Schedule B hereof, and shall fail to disclose such knowledge
to the Company in writing, the Company shall be relieved from liability for any loss or damage resulting from any act of reliance hereon to the extent
the Company is prejudiced by failure to so disclose such knowledge. If the proposed Insured shall disclose such knowledge to the Company, or if
the Company otherwise acquires actual knowledge of any such defect, lien, encumbrance, adverse claim or other matter, the Company at its option
