Preliminary Plat comments:
1. SW 3391h Street should be renamed. I suggest using SW 340`h Street for continuity to the west.
2.. Preliminary profile for 12th Avenue SW shows a maxim im grade of 13.36%, which exceeds U(q 12%
maximum grade per FWCC Section 22-1526. Traffic I livision t+ ould-supporT"a modification request
per FWCC Section 22-1477 to exceed the maximum c jade.

4. The intersection of SW 339`h Street and 131h Court IN may have an intersection sight distance
restriction. A sight distance analysis should be requir !d to demonstrate that the standard in FWCC
Section 22-1151 is met.
TIA comments:
The resubmitted TIA addresses some, but not all, of the City's :omments on the first submittal. It should also
be noted that the vacillation between using default factors ai d site -specific factors in the capacity analysis
gives the appearance of a skewed analysis. Consistent r ethodology should be used throughout the
document, unless documentation is provided to otherwise sL )port it. This would apply, at a minimum, to
right -turn -on -red volumes, grades, lane widths, and truck pe centages.
1. Page 4, 3rd paragraph: Orchid Lane's improvem :nts are now constructed. Therefore, the
assumption that Wynstone would only have a single a :cess is not valid. As mentioned in my previous
comments, volumes used in the analysis needs reflex : use of 12'' Avenue SW through the site.
2. Figure 3: As mentioned in my previous comments, t e 2003 volumes at the intersection of S 348th
Street and Enchanted Parkway S / 16`' Avenue S are not credible.
3. Figure 3: Compared to previous counts at the interne. tion of SW 356`h Street and 21s` Avenue SW, it
appears that the volumes for the southbound right--tL -n may be transposed with the volumes for the
eastbound turn -turn.
4. Page 8, 51h paragraph: The posted speed limit on S V 356th Street between is` Avenue S and 20`'
Avenue SW is 40 mph, not 35.
5. Figure 6: This shows 8 trips assigned to SW 344`h St! !et between 121h Avenue SW and 21' Avenue
SW. This street does not currently connect. A mt re appropriate assignment would be on 121h
Avenue SW/ 131h Way SW from the site to SW 35e SA -eet. Similarly, project -generated trips are not
likely to leave on SW Campus Drive and head soutl on 6`h Avenue SW/ 7"' Avenue SW. If they
entered SW Campus Drive at all, the more likely conn. ction between SW Campus Drive and SW 356'
Street would be 1s` Avenue S. Alternatively, they wor d leave the site on 12`h Avenue SW and either
