Dear Mr. Abbott:
This letter approves two separate requests to modify approved site plan and project details for Hampton
lim based on letters submitted on August 17, and August 18, 2010. Process III Project Approval for the
new hotel building was granted on August 8, 20081 and the building permit was issued on July 31, 2009?
Parking Lot Modification
In a letter dated August 17, 2010, the applicant's engineer submitted a request to modify an interior
parking lot landscaping island at the northeast corner of the hotel building to create a new compact
parking stall. According to the letter, 136 square feet of landscaping would be eliminated with the new
parking stall. This amount of landscaping was added to a landscape island at the southeast corner of the
site, so there is no decrease in the amount of interior parking lot landscaping required for this project. The
letter further notes that turning radii in the parking lot have been met with a 30-foot inside and a 50-foot
outside radius as originally approved. The number of parking stalls approved under the August 6, 2008,
land use decision is maintained with the modification request, and the amount of compact parking stalls is
consistent with Federal Way Revised Code (FWRC) compact standards for the City Center Code zoning
district.
Garbage and Recycling Enclosure Modification
In a letter dated August 18, 2010, the applicant requested a change to the materials of the garbage and
recycling enclosure. Proposed is a CMU enclosure with gates made of Trex — a composite wood product.
There is no change to the location and dimensions of the enclosure. The proposed material change
maintains the look of the hotel building and meets City Center Code design guideline standards.
With the approved modification request, there are no changes to site access points, easements, utilities, or
impacts to sensitive areas, significant trees, or the environment. Compliance with Community Design
Guideline standards is maintained. Pursuant to Federal Way Revised Code (FWRC) 19.15.090(2),
"Subsequent Modification," the modification request does not constitute a change in use and is
determined to have no substantial changes to the impacts on the neighborhood or the City as a result of
the change.
