The City has completed the administrative review of your proposal for the above -referenced file number.
Pursuant to Federal Way City Code (FWCC) Chapter 22, Article IV, "Process I," the application is
hereby approved.

ANALYSIS
Proposal and Background: The proposal calls for the removal of the existing trademark McDonald's
roof, to be replaced with a composition roof. McDonald's signs, logos, etc. will be removed from the
building.

Site and Zoning: The site is developed with the existing building and parking lot. The zoning of the site
and all surrounding parcels is BC (Community Business).
Community Design Guidelines: The project has been reviewed in terms of the Community Design
Guidelines, FWCC Chapter 22, Article XIX, and found to be in compliance. Since this is an existing
development, it is not necessary for all aspects of the building to be brought into conformance with the
design guidelines, as long as any changes are in conformance.
Parking and Circulation: No changes anticipated.
Landscaping and Significant Trees: No changes anticipated.
Nonconformance: Although the site and building may be nonconforming to some current regulations, the
owner need not bring the site into conformance due to the minor scope of the project (pursuant to FWCC
22, Article IV, Nonconformance).

PROCEDURAL INFORMATION
The date of the decision is May 21, 2007. The decision may be appealed in the form of a letter delivered
to the Department of Community Development Services on or before June 4, 2007, by any person who
submitted comments or received a copy of this decision (that is, any party of record). Since you are the
only party of record, you can waive your right to appeal this decision, in which case it shall be effective
immediately, if all fees are paid. The City must receive a waiver request in the form of a dated letter with
the signature and address of the owner or agent.
This decision does not constitute building permit approval and does not waive compliance with future
City of Federal Way codes, policies, and standards relating to this site.
FEES
The 2007 Process I fee of $68 was paid at the time of application and includes one hour of review. No
additional fees are due for planning review at this time.

Washington involves the remodeling of the existing McDonalds roof. The
existing light roof beams are to be removed and salvaged per owner's direction.
In addition, the existing McDonald's signage is also to be removed and salvaged
per owner's direction.
New over -framing will be installed per detail sheet A4 in the plans, and
new asphalt composition shingles are to be used to match adjacent shingles, to
be black in color.
