RE: Woodbridge Business Park – Visibility Study
Buildings 1, 2, 3, and WTC
Federal Way, WA
To whom it may concern,
The Visibility Study Exhibit is an assessment of (7) perspective views of the proposed Business Park buildings (existing WTC
and proposed buildings 1, 2, and 3) from adjacent roads and the Weyerhauser Headquarters building. Assessment and final
renderings are created based on overlays referencing information from the following:
•3D model that includes existing grades
•Tree heights based on lidar tree mapping
•Proposed building floor slabs located in plan and elevation height based on the Civil Engineering drawings
•Building elevation heights based on Architectural drawings
Each perspective study includes: 1. Lidar Tree Mapping imagery + 3D model of grading, 2. Solid Tree Modeling with
additional vegetation when required, 3. final proposed rendering. The Lidar Tree mapping and 3D model grades inform the
Solid Tree modeling imagery. Studying the building heights and the grade location helped determine if supplemental trees
vegetation may be required by forester. Any additional vegetation shown in this study is modeled with 10-15 year maturity.
The view from the Weyerhauser Headquarters building is taken from the 5th level on the far West end of the building. This
is the vantage point that provides the most direct unobstructed view toward the Business Park property. As demonstrated
in the visibility study, the Business Park buildings will be hidden by the forested buffer.
