The proposed Hoffinan Short Plat in the Dash Point Park neighborhoo o y
will create 1 new lot. The existing, underlying Lot 1 of a 1984 Short Plat has been
augmented with the construction of an Auxiliary Dwelling Unit. This proposal is to
divide that ADU from the original home so the current resident can become an owner of
their home rather than a tenant.
The original home was constructed in 1988 and is in excellent condition. The existing
ADU was permitted and construction finished in 2006. This Short Plat would require no
construction or further on site improvements. The homes are currently served by public
water and private septic systems; no changes are proposed to either service. All other
`dry line' utilities are currently in place, underground and serviceable.
A 1990 2 lot Short Plat is directly across the private street from this proposed
subdivision. It divided Lot 4 of the same underlying Short Plat into 2 roughly equal
sized lots at that time.
The Hoffinan's have owned the current home since 1996 and no longer live on the
premises. The ADU was originally constructed as a residence for their daughter. She
still lives in the ADU and would like to own that property.
