Goodwin: The City of Federal Way has completed its administrative review of the Boundary Line Adjustment (BLA) application to relocate property lines between two parcels, Lot 1 (parcel #012103-9070) and Lot 2 (parcel #012103-9159). Zoning for both parcels is Single Family Residential (RS7.2) and they are both improved with an existing detached dwelling unit. The Department of Community and Economic Development hereby conditionally approves the boundary line adjustment based on the BLA survey prepared by Norman E. Larson, Centre Pointe Consultants, Inc., P.S., received on September 6, 2013, per the following conditions: ■ Please revise the `Approval' block to read Director of Community and Economic Development on sheet 1. DECISIONAL CRITERIA City staff has determined the boundary line adjustment meets decisional criteria set forth in Federal Way Revised Code (FWRC) Chapter 18.10: 1. The boundary line adjustment is a minor alteration in the location of lot boundaries on existing lots. The boundary line alteration will not increase the number of lots, nor diminish the size of open space or other protected environments. 2. The boundary line alteration will not diminish the size of any lot so as to result in a lot of less square footage than prescribed in RS zoning district. 3. The boundary line alteration will not result in the reduction of setbacks or site coverage to less than prescribed in RS zoning district. 4. All lots resulting from the boundary line alteration will be in conformance with the design standards of the city's subdivision title. RECORDATION Pursuant to FWRC 18.10.060, all boundary line adjustments shall be recorded with the King County Division of Elections and Records. To finalize the BLA process, please use the enclosed Resubmittal Information form and submit to the Permit Center one signed and notarized mylar, two paper copies of ' v4r.
