Unless otherwise noted, the following comments provided by staff must be addressed prior to issuing the residential building permit (15-105629-SF) and shoreline exemption (15-101531-SH) 1. Structure Height (Hip Roof Depicted) - Please remove the hip roof detail on the bulkhead inset map submitted by the owner on November 12, 2015 via email. Sheet 2 -Layout and Elevations shows a flat roof. A hip roof would make the height of the accessory structure non -conforming, potentially exceeding the 8 ft. height permitted. 2. Bulkhead Site Plan - The bulkhead site plan prepared by Master Builders NW does not represent the requested bulkhead modifications accurately. The impervious area/building footprint depicted would exceed the maximum 150 sf of footprint per structure and 300 sf of footprint per lot. Please revise the site plan sheet to reflect the submitted bulkhead detail. The City of Federal Way observed that slope vegetation behind a bulkhead was removed and replaced with a concrete slab ,on your waterfront property approximately in the last 12-24 months. Our records indicate that shoreline and building permits were not obtained for the above referenced improvements. If that is incorrect, please provide us with evidence to that effect and we will update our records. Waterfront improvements of this kind typically require permits because of ecological and safety concerns. With proper permitting, shoreline projects can be carefully designed for minimum impact to the ecological function of the shoreline. Within the next two weeks, please contact Associate Planner Leila Willoughby -Oakes (253-835-2644, or Leila.Willoughby-Oakes@cityoffederalway.com) to discuss the work that occurred and the permitting process to bring the site into conformance. When we purchased the property in 2012 the right water facing side had seven dead Juniper plants and the right facing side had two dead fruit trees. A few of the Junipers were removed as the dead pieces fell off, but most were removed in 2014. Late 2014 and early 2015 the entire slope was replanted with Heather per the picture provided. New washrock was placed along the path and in between the flat bulkhead surface and the slope to improve drainage.
