The City of Federal Way has completed an administrative review of the Boundary Line Adjustment
(BLA) application to alter the interior lot line between tax parcels 873201-0570 and 873201-0580. Both
Parcels A and B contain single-family dwellings.
The Department of Community Development hereby conditionally approves the BLA based on the
survey drawing prepared by Edward Barnard Land Surveying, submitted on August 19, 2016.
BACKGROUND
The applicant proposes to alter the interior lot line between two lots in the Residential Single -Family (RS)
7.2 zone. Existing Parcel A is 10,548 square feet in size and existing Parcel B is 11,270 square feet. The
proposed parcel sizes are not provided, but they are both well over the minimum lot size of 7,200 square
feet.
DECISIONAL CRITERIA
City staff has determined the BLA meets decisional criteria set forth in Federal Way Revised Code
(FWRC) Chapter 18.10:
1. The BLA is a minor alteration in the location of lot boundaries on existing lots. The BLA
will not increase the number of lots, nor diminish the size of open space or other protected
environments.
2. The BLA will not diminish the size of any lot so as to result in a lot of less square footage
than prescribed in the RS 7.2 zoning district.
3. The BLA will not result in the reduction of setbacks or site coverage to less than prescribed
in the RS 7.2 zoning district.
4. All lots resulting from the BLA will be in conformance with the design standards of the
city's subdivision title.

RECORDING
Pursuant to FWRC 18.10.060, all BLAB shall be recorded with the King County Division of Elections and
Records. To finalize the BLA process, please use the enclosed Resubmittal Information form and submit
to the Permit Center one signed and notarized drawing (mylar or paper), two paper copies of the
signed/notarized drawing, the signed/notarized access easement, and a check payable to the City of
Federal Way for recording fees in the approximate atnount of $164.00.1 Signatures must be made in black
ink only.
The city will sign the BLA document and have it and the access easement recorded at King County at the
expense of the applicant. You will be provided a conformed copy of the recorded BLA.
CONDITIONS OF APPROVAL
Make the following corrections to the drawing:
1. The boundary line adjustment must show on -site utilities, including sewer lines and septic systems.
See the enclosed sewer line map from Lakehaven Utilities.
2. On Sheet #1, complete the "Site Data" section by listing the following information for Parcel A and
Parcel B:
a. Parcel no.
b. Address
c. Existing square footage
d. Revised square footage
3. On Sheet 42, add the date to the southern property monument.

foot rock wall on the east side of our house and a 4
foot rock wall on the west side of our house between
our house and lot 58. Because of this, we unable to
get to our back yard from our front yard without going
through our neighbors yard (lot 58). My neighbor,
Bruce and Betty Hatch, who live in lot 58 have agreed
to change the boundary line between our two
houses. This will allow us to walk from our front yard
to our back yard on my own property.
